Hampton place has gone down hill a lot recently. We had an issue with a neighbor being verbally threatening to my wife while I was away. Cops had been called on this guy multiple times with one instance where the guy ran from the cops. The guy had kept getting worse and worse and every time we told the apartment management, the issue would only escalate. It got to the point where he was coming home drunk often and could have easily gotten physically violent. The apartment knew of every single incident, knew that safety was compromised and they did nothing to stop it. We had to leave, but despite the situation, the apartment still charged us 3 months rent and fees to move out (although the Georgia landlord tenant handbook says they can waive move out fees). Yes the patio that you pay rent for. Pool isn’t open year round and it also houses the gas grills, so you can only use them both in the summer. “Business center” closes when they leave the office. The sorry a** grills around the neighborhood need to be destroyed. You can tell the neighborhood has been around a very long time by the size/shapes of the pool, the CARPET & the BATHTUBS, but don’t worry they spray a fresh coat of paint on the tub and tile wall when you move in, the toilets are small. It takes weeks for issues to get fixed if they get fixed at all. If you complain about your maintenance issues not being fixed they will give you a non-renewal instead of fixing the issues. They will try to go up on your rent over $100 and have made absolutely no changes to the property, the grass gets 2 feet high before it is mowed and they have put in the most updated version of the lease that it is the tenants responsibility to pay for landscaping services if they desire. They will tell you if you don’t like it you can find another place to live. They will kick you out so they can get 40 more dollars on rent even if you’ve never been late on your own rent. I rented a home for two years and am losing the majority of my security deposit over the interior needing to be repainted for normal wear and tare (shouldn’t they do that between tenants after two years anyway) and for carpet damage that their own repair guy said was improperly installed. I reported the nails coming up at the edges of the carpet and it was not repaired, so I gave notice to not renew. I would never rent from them again or use them to manage any properties I own.

I am a US Veteran, and I would not live here again. I am just waiting until my lease expires to move-out. I have never had a problem living here with the old management until the new management took over. I understand new team, new rules concept. However, I am being taken advantage of while renting here for being a Veteran, who suffers from PSTD while serving in combat. Not only with the management taking advantage, but the new management also shows favoritism to certain tenants when it comes to paying rent.
