BEWARE: Do NOT do business with this company. I wish I had read the reviews before paying their application fee, because what my family experienced was not just unprofessional, it felt racist, dishonest, and intentionally misleading. During the tour of the rental property, we were told credit scores weren’t a deciding factor. They even shared examples of approving applicants—like a divorcee and single mothers—whose credit reflected hard times. Hearing that, we felt hopeful and decided to apply. My family makes over 5x the monthly rent, our credit scores range from 750–590, and we have never been late on rent. No evictions. No bankruptcies. Exactly what they said they look for. I rented a home from Henry Briggs for over 4 years and always received very fast and friendly service. And yes, Henry Briggs is a real person! He and his office staff i are very friendly and responsive . They answer their phone and respond to emails quickly. This is a big plus because I hear there are some rental companies that don't have a real person you can speak with. Their web page is great with a dashboard which makes it very easy to make maintenance requests. I ALWAYS received a call the next day to schedule a time to make the repair. I had a good experience working with Mr. Briggs!
If I could give zero stars, I absolutely would. I live at one of their properties and this company has been nothing but a nightmare to deal with. We’ve been dealing with a mice infestation for over a month, and maintenance came twice to put down a few bait traps — completely useless. After weeks of waiting, they claimed they’d bring in a different pest control company, but it turned out to be the exact same people doing the exact same thing. No real solution, no follow-up, just more empty promises. Then there was construction on the front of the building to fix mortar. No warning, no email, nothing. I came home to find all my patio furniture covered in a thick layer of dust because they couldn’t bother to notify residents ahead of time. The heating system hasn’t worked properly since last
I live at one of their building, and honestly, this has been one of the worst renting experiences I’ve ever had. The management here is completely unresponsive and careless. We’ve had a mice problem for over a month!!! And no one has done anything so far!! The heating system doesn’t work properly either, especially in winter. The temperature inside barely gets above 64°F, even with the auxiliary heat on, which is ridiculous considering how high the electric bills are. It’s freezing, and management doesn’t seem to care. To make things worse, we had a leaky faucet for over a month. We reported it multiple times, and nobody ever showed up to fix it. It’s as if maintenance requests just disappear into thin air. They failed to communicate that the house we were moving into had a known severe roach infestation, and that it was going to be treated multiple times while we were there. Didn't see any roaches when I toured the place, but there were tenants living there at the time so they must have been hiding in their belongings. They left us without a place to live unless we wanted to move in with the roaches!! Luckily we found a place with much kinder people to rent from, but this is inhumane and greedy to try and pull on someone. They were willing to drop off our refund check the next day, but then kept delaying another day until it was the following week.
