Hayes House

I just resigned my third lease with Hayes. This place is great. I live in one of the newer buildings and all my issues - and they've been minimal - have been solved very quickly. Maintenance and the office are very nice and accommodating. I had an issue with my dryer and they replaced it, basically immediately. Also, disregard all the "they don't care about packages" comments. I easily signed up for parcel pending and any issue I've had with deliveries were because of Amazon/UPS, not the office. Lastly, the rent increase has been fairly minimal, relatively speaking. It was $50 last year and $30 this year. A lot better than other Apartment Complexes.

I’ve lived here for a year plus. The management is kind and responsive. The grounds are maintained beautifully— I’ve even had friends comment on how well the property is kept up. I don’t understand the bad reviews. The best part is I never hear my neighbors. It’s SO QUIET. Packages aren’t stolen. The property is entirely gated and the package lockers are behind the gates in a location that even delivery drivers struggle to find. I love living here!

I lived here for two years and really enjoyed the location. The office staff was friendly and generally helpful, and the maintenance team was quick to respond to requests. However, for the price of rent, I experienced several issues. During a snowstorm, the HVAC system was being worked on and we were left without heat for multiple days, with only a small space heater provided. Another time, a large water leak came through the ceiling, while it was eventually repaired, no rent concession was offered for either situation. Additionally, the package locker is located outside, and packages were occasionally stolen. Overall, the location is great, but for the cost of rent, the quality and reliability just aren’t worth it.

Low quality living, for a high quality price. Stay far, far away from Hayes House. This is the worst apartment to throw your money in to. The management is horrible; if you ever go to them for a problem, you will be met with extremely unprofessional angry middle-aged btching, even if you are being calm and reasonable. They refuse any acknowledgement in regard to the issues of people stealing, and they do not have security cameras in the parking garage so you better pray nothing is stolen from you in there, considering that's where your private property (your car/bike) and mail is; they will shrug it off like it's your problem to deal with. First off, the incident occured on HH properties, and secondly though my private property (my car) was not damaged, in my opinion it is perfectly reason

I truly don’t get all these negative reviews. I have a family member that has been there three years and another moving in in May. The grounds are beautifully maintained and the courtyards are perfect for man’s best friend. The location between Vandy and Belmont, close to downtown and Broadway is perfect for a high walkability score. Kim and Jamie have always been very responsive to all our requests and could not be nicer. The only thing I can think of is that people only do reviews when they are disgruntled which I guess is a reflection on our current society 🤷🏿‍♂️
