If you’re looking for a rental in Columbia, whether you’re a student or permanent resident, hawthorne’s properties really are the places to look at. Lived in my unit for 2 years and never had any issues regarding the management. Maintenance was always fixed quickly (maintenance dude rocks), and everyone who works here is great and treats you like another human actually. Was a bit sad to leave knowing I’ll have a hard time finding a property that’s managed by such great people.

We loved the place we rented from here and only moved for a job in another state. Honestly the most pleasant rental company I've ever worked with and one of only two I'd recommend. So many of these places are turning to large corporations on the other side of the country and are impersonal and ruthlessly greedy. But Lili and the rest of the team were kind, caring, and always helpful. She helped us find the perfect place quickly, had the leaky washer replaced ASAP, and was always just a joy to chat with. They worked with us when we needed to rent a few more months after our lease before we could move and were very fair and clear about our returned deposit. I hope someone else is enjoying that screened-in porch and all the critters who always paid us a visit 😊

I rented from Hawthorne for 3 years and honestly these reviews don’t do them justice. The staff I worked with always treated me with kindness, respect and took things into consideration. Anytime something needed to be fixed, they came. They were respectful anytime they needed to come in our house. When it came to moving out, they were very generous to anything that needed to be repaired/replaced. Not saying that was taken for granted though. I got a refund check in the mail and a full report of my bedroom/bathroom and common shared areas of the house. If I wasn’t in Denver, I would rent from them again. I suggest developing an opinion of your own before you judge!

I just don't like when you call your landlord because you have a problem and you leave messages and you get no response like your problem is no concern of theirs, but yet they want they rent one time each month. Which I do pay never been late never been one of those renter's that use things that's broken as an excuse not to pay my rent. I take care of my responsibilities but I just feel like we should have the same accommodations that they make for everybody else simple things like refrigerator with ice maker like my neighbors have same landlord why can't we have the same things that everyone else have and this day in age your skin's color should not come into play, not when it comes to business me and my family can't have the use of it why is it okay to make it available to other's,am no

I was the tenant of 400 Mimosa Court Apt 2 for one year. After I left, they charged me and my roommate $150+ for painting and $150 for cleaning. First, the charge regarding painting - The apartment was in the basement and stayed damp most of the warm season. The situation used to get worse during rain and the apartment would get partially flooded, water would seep in from wall cracks after some downpour. We complained a few times about the wet floor issue in response we were provided with some paper towels and a fan, the maintenance guy was empathetic but powerless - he said the whole flooring needed renovation.
