Update: 1/23/2026 Guardian Property Management and Brandt Terrace Apartments are locking me out of my own apartment—changing the locks and denying me access. This is illegal under HUD and RCW 59.18.150; locks cannot be changed without a court order. This is retaliation. This is self-eviction, which is illegal in Washington State. Under RCW 59.18.150, a landlord cannot lock a tenant out, remove their belongings, or shut off utilities without a court order. Tenants have the right to remain in their apartment until a legal eviction is granted. What Guardian Property Management and Brandt Terrace Apartments are doing is retaliatory and unlawful. They moved me into a nasty, disgusting apartment with a kitchen and bathroom in serious disrepair, and now they are trying to hide something from me

This property management deserves ZERO stars. They took over my apartments and they are running it to the ground. I live in Briarcreek apartments and they are harassing people left and right and handing out evictions left and right. I had two friends who use to live here and they got evicted. Not to mention there was an incident involving someone shooting a gun in an apartment and it going through different units. One unit had kids and MANAGEMENT DID NOTHING. This is how they are leaving our apartments. The previous owners took care of the apartments and maintance was always on top of things. I think the maintance guys are overworked. Let’s practice being a good human and stop discriminating against minorities and the elderly.

I went to tour one of their properties and had such an unwelcoming and rude meeting that I will let everyone and every outlet know just how crappy it is. The complex is called Park Avenue West. See my review below. Prospective renters, find somewhere else to move. I made an appointment for 1:30 (see posted in case they decide to lie), and I arrived at 1:20. I am then told by concierge that she was a temp and they went out to lunch until 2. I advised I had an appointment and she said she could not do anything. Fine, I waited. At 1:55 three members arrived back and I informed the manager I had an appointment to which the manager (Kristen) stated that must've been AI generated and someone would be with me shortly. Worst management ever. The manager guy belittles and laughs at you. They try to evict everyone. They will non-stop give you 24 hour notices of entry. It took 5 years to get my door fixed; then they hired some company to make a fully custom door that they never finished, and then charged me 500 dollars for the door. I looked at other places and found a replacement door for less than half of that.they refuse to take care of pests and bugs. i have also watched our manager guy stand out on his porch and stare at some of the younger women that live here.

Run!!! I lived in one of their apartments in arizona. Which I waited 6 years to get into this apartment. If you file complaints to the manager or management company because other tenants are violating the lease agreement, the manager or management company retaliate against you if they personally don't like you and write you up. (10-Day Notice Of Noncompliance notices).You ask to see the evidence of what you did, they tell you that their attorneys said they dont have to provide the proof to you. So how are you to fix a so call problem if you don't even know when it was,what it was,or where it was.
