If I could give a -10 I would. Our management service just completely ghosted our complex. I’m talking over 100 calls to them in over 4 months and not one reply back. I had major water damage to my unit and they didn’t do a thing. The plumbers I had repair the leak for me in September still haven’t been paid and it’s not nearing the end of January despite almost daily contact attempts including email, calls, in person visits, and certified letters. Worst company ever! They will literally steal your associations money and never respond to you again. Major case of fraud!
Beware of this property management company, they don't take care of the details, lack communication skill, and have a retributive nature. It took our HOA almost 3 months to fully disentangle ourselves from Guardian as they dragged their feet, didn't keep any records, and ignored requests for information. Here are the major items that happened: 1) We provided in-person termination of our contract to the owner of the company (Sara) during a Board meeting. Both the company and Sara ignored our follow-on requests for information and required an in-person visit. During that visit they responded as if the termination never happened. The 30-day termination notice in the contract was extended to 90 days due to their ineptitude and they continued charging us the mgmt fee for those 90 days. 2) T
We had the same experience as some of the lower ratings. Many phone calls not returned, not able to get a response at times. We went with a different company after years of being with them & the new company lightened us as to what should have happened all those years we were with them. When Covid hit they were nonexistent even by phone not returning phone calls no walk-throughs done. You can do a walkthrough with a mask on, everybody’s locked away in their unit. Our building was literally falling apart. It took three months for them to turn our money over and our files over to the new company as well as they hadn’t paid the bills for two months. I think they need training regarding HOA requirements.
I have been on the board of our association for 23 years and have been through different property managers. Our association has used Guardian for around 8 years. There may have been a couple of times that an email or text fell through the cracks but they have always taken care of the situation promptly when they found out. They have reduced our delinquencies by half and are working to clean up the few that are left. They do an inspection and attend our monthly meetings keeping us up to speed on financials and variance requests. We had other bids when we had to change managers 8 years ago and they were the most reasonable by far. Our entire board of directors are in complete agreement with me. I was not going to review their company due to us signing them on right when Covid hit, but the way they ended our relationship was really disappointing. During 2020 we tried to be patient with their lack of response, but as the months went on it did not get better. We finally decided to change management companies starting January 1st 2021. They had wrote our checks in the month of December, but closed out all of the bank accounts by December 31, 2020. We had checks bouncing all over the place, and it was a real nightmare for the new property manager. They held onto our money until mid February, and then the new property manager received the funds. I do wish all of the staff is well, but we will never use them again for the reasons above
