Group One Property Management

This sent to Phyllis prior to my posting and I’ve not had a response from her. My experience with Phyllis has not been good. Here are a few of the reasons: -Lack of communication to myself and the tenant. (She never responded to them after the windstorm a couple of years ago and the tenant got up on the roof to make the repairs). -Communication. The condition of the yard after move out. (She responded to me with “your inspections are inside only.” I get that but, if wanting to provide a good service, having whoever is doing inspections should just take two seconds and note it and tell the property owner. That allows the property owner to keep up their property rather than having a massive cleanup after move out.) -Communication. The same applies to the juniper tree out front. After the

Phyllis and Tami at Group One Property Management have been our property managers for nearly 10 years and we really feel spoiled. They have done an amazing job managing all aspects of our property. They have handled everything from marketing the property and screening potential tenants to managing all maintenance and repair work. They have found great tenants and we really like their proactive approach to keeping a property well maintained. Not only do they do deep cleaning, touch-up painting, and catch up on maintenance and repairs before each new tenant, they are also very quick to respond to any urgent problems reported by tenants such as appliance failures or plumbing and electrical problems. This is a great company to work with. I have rented from Group One for a little over a year now. I couldn’t be happier with my experience. Over the past year the older rental I have been staying at has had a few repairs needed. Phyllis and Tami were on top of it right away. I told them I started to notice a smell from the AC and recommended they adjust the sprinklers and clean the unit. The next day a guy shows up and completely replaced the unit! For several years, Phyllis has done an excellent job managing our two rental homes in Boise. She has quickly found high quality renters. Rent payments and expenses have been handled efficiently on both sides of the transaction. Payment and clear statements are always sent in a timely manner. Our rental homes have needed several repairs over the years and Phyllis has been able to find and provide very competent contractors and handymen for the wide variety of repairs that have come up. We appreciate her attention to finding and retaining such people.

Phyllis Barker has been our property manager for 6 years and we have been very happy with the job she had done. She thoroughly screens tenants and conducts regular inspections to make sure the tenants are taking care of our rental. She informs us when issues arise in a timely manner. We recommend her highly if you are looking for a no nonsense property manager.
