Gem City Property Management

Gem city properties are slum lords. They want their money, but don't want to fix nothing in their homes. Kitchen sink faucet still need replacement, they still haven't fix my heat, toilet still messed up as well, We submitted these issues back in November , and it's almost February. Next stop "Court". Gem City properties are the worse. I don't recommend nobody to go through them. Smh,

I'm glad I read all the reviews because I was about to contact them to find a property with them but I'm not that desperate and I know that if I run into a situation I will be screwed so, pretty much sounds like the same thing I'm dealing with my landlord I have now. And I'm sick of dayton I don't want to be in Dayton no more I want to go to the south Dayton area and I know they most likely don't have properties there.

WORST property management company ever. DO NOT trust them to do anything for you as a landlord (or as a tenant for that matter). I live out of state, so when I had a leak in my property, they told me they were "too busy" to fix the leak and had me call around for a plumber. This took weeks to do over the phone. Isn't managing the property their job? I was willing to pay whatever the cost, but they would not help fix the leak or find someone to do the job. Literally sold the property because of the headache it became. ZERO help from Mark and his "team". No use in calling the office either, they will say he is in a meeting everytime. You are unable to get ahold of ANYONE. They only advertise on a bulliten board to get you tenants and do not use craigslist, zillow, or Facebook for listin

Love them. They got me together in 2 weeks and I love my house. Everything in it is practically brand new. I had a roof leak and I got a new roof. I recommend this place if you have problems. Very understandable and worked with me. Thank you guys

I know a lot of people may really need a place to stay,but don't move with gem city,I had toilet issues,hella mice issues,all types of issues living at 4717 Prescott ave,the mice were so bad that they would run inside my stovetop, they were everywhere, my kid found 1 in the bed,it was horrific,I was scared to sleep at night,and honestly they never really bait or spray there units before u move in,and will show u a messy property while someones belongings are still in there, don't do it , don't do it,u, you've been warned
