Garden Park Apartments

I have enjoyed my time at Garden Park! Jacob, the New Manager has been nothing but kind and welcoming from the first day I met him! I had a minor maintenance issue, and Jesse, the maintenance technician, responded quickly and resolved it right away. I really appreciate his patience in taking the time to answer all of my (somewhat tedious!) questions. One of my favorite things about living here at Garden Park is the convenient bus stop right outside the property. It makes riding to the University so easy and stress-free. The location is perfect. I recommend Garden Park to anyone looking for a great place to live in Fayetteville, AR!

​I am writing this to provide a transparent account of my experience with the management and facilities at this complex. ​Management and Billing: The management issued a formal letter stating that my rental rate would not be increased. Despite this written assurance, they proceeded with a rate increase. Additionally, the complex charges high fees for damages to the window blinds. The blinds are of poor quality and have the consistency of paper, making them prone to damage despite normal use. ​Maintenance and Amenities: The upkeep of the grounds is inconsistent. There is a persistent issue with dog waste not being cleared, which becomes a significant problem during the summer heat. ​Regarding the advertised amenities, only 80% of the units actually contain stainless steel appliances. Excited to be living at Garden Park Apartments. I was able to sign up for a great renters bonus on the last day of the month thanks to Jacob's last minute help. The state of the apartment looks great by all accounts and couldn't have had an easier experience with applying!

Truly such a frustrating place to live. The people in the office are incredibly kind and I believe they are doing their best, but the policies and conditions that corporate most likely puts on them make this place miserable. When I moved in, multiple of my appliances didn’t work. I filed work orders and they fixed them temporarily, only for them to break again days to weeks later. They advertise a referral $200 rent credit, I referred my friend, they moved in, never saw the credit. I called about it multiple times and was given several runarounds and still have not seen that rent credit. The parking lot and sidewalks are not maintained, whatsoever. During the ice storm, nothing was plowed or salted and the parking lot was ridiculously dangerous for nearly a week. There are bricks and nails

I lived here for 3 years, in a shoebox of a 1 bedroom apartment, where I regularly was being charged for extra rent charges because the front office couldn’t do anything right. I was charged as a 2 bedroom countless times and had to prove to the front office I in fact did not live in a 2 bedroom. Not to mention it has taken me over 9 months to receive my deposit refund that they also tried to steal from me at move out with an extra $100 “admin charge”. They are unable to correctly address mail so my refund check was sent to an invalid address 4 times, and every time they confirmed the correct forwarding address with me they told me the correct address. Once I was able to go up to the property to pick up the check I saw that was NOT the address that they addressed the refund check to. They
