Fruitdale in San Jose has sadly gone completely downhill. A lot of the decline really started after Maxim left. Many of us noticed the difference right away. When he was here, things were actually being handled. He clearly put real time and effort into keeping the place together, and the property felt much more stable and organized while he was present. Since his exit, management has done very little to maintain the property. There has been a clear lack of oversight when it comes to theft, damage around the property, and increasing crime. Problems that would have previously been addressed now seem to be ignored. The current management and property manager appear to have very little control or involvement in what is happening here. Moved in to this apartment 3mo ago. Pros: I would say the condition is well maintained and clean community, good equipment Cons: a bit hard for parking and sometimes noisy And I don’t notice it has bad reputation on google map for not returning deposit. So will see it when move out
CAUTION: You’ll pay thousands after moving out to keep everything in like-new condition, even items with ordinary wear and tear from previous tenants. That’s against the law. Fruitdale’s ratings were around 4.0 (I think) when I started my 1-year lease in Feb 2023. My experience started out positive: staff were friendly, the grounds were well-kept, the gym was good, parking seemed secure, my building was quiet, and the pool was outstanding. BUT, the way Fruitdale treated me and other tenants after move-out is appalling. I received $2,568.98 in charges despite keeping the apartment in outstanding condition. This will be my fifth year living in the apartment complex. During my time here I've moved between 2 and 3 bedroom units. The complex is in a great location for easy on/off connections to the 280 highway, quick access to the VTA (a 2 station ride away from Caltrain), and close proximity to different shopping areas. The amenities here have been great and well maintained including the pool/hot tub, gym , and the general green spaces (great for walking). As well a restaurant (Garden Gate Cafe) and a grocery store (Santa Fe) are located in the complex which is very convenient. One drawback is that street parking for guests is limited. I’m leaving this review to inform future renters about my experience with Fruitdale station apartments. After moving out of my unit in May 2025, I was charged over $9,000 in damages, including: $6,500 to replace kitchen countertops for minor edge wear, $2,700 for cabinet and drawer repairs that showed only normal wear and tear, An inspection that was conducted without proper notice (while I was no longer living there), and before I had completed cleaning and returned the keys. I provided a full cleaning on May 15th and returned the keys on May 17th, but the inspection was done on May 2nd without valid notice—just a piece of paper taped to the door after I had moved out.
