Overall i had good experience. Rules are not enforced so you can do anything. There is no leasing or management on site. Every month or two you will get email reminding about rules but again not enforced mostly scare tactic. Maintenance was very good, Mr. Kevin helped with many issues, was very timely and friendly. They just do fresh paint on outside so apartments look very good. If u cannot handle loud noise from neighbor then maybe not for u but im originally from india and this was normal for me.
Lived here 1.5 years (leaving due to job change). Experience has been wonderful. The community is very safe and comfortable. Maintenance is very responsive. The rent is on the expensive side, but the comfort of the apartment buildings and community makes it okay. Sound proofing in the apartment was surprisingly good- I never heard the apartments on either side of me and often forget people live in them! The apartment above me has children so I'll hear some thumping, but nothing to complain about. Walkable community- close to Coyote Creek Trail, Crescent Village park, a Starbucks, and some schools. Short drive to Safeway/Rivermark Plaza and 99 Ranch plaza.

Daniel made an effort to communicate and clearly understand the situation. Most importantly he was willing to listen to our side of the story and was very helpful. I really hope you could train all your staff like this. Efforts and conversations like these could go a long way in overall experience at the property. FRAUD ALERT! I lived in bay area for 6-7 years in different properties in North San Jose. Fountain at river oaks comes under Essex properties. Never ever live in essex properties as they charge you with outrageous charges upon your move out. I just moved in for a month, but I can already tell this apartment and its management & maintenance team are obviously satisfying! They are providing me MUCH BETTER service than what I've received from any other apartments I ever stayed. I ran into 2 issues both on Saturday: 1.couldn't open garage door as the door remote was left inside car in the garage itself 2.toilet fill valve failed to stop and kept dripping slowly into the tank I just simply submitted the service request on their Resident App, and the system & management team quickly responded and assigned the right maintenance staff(for me it's Mauricio Herrera Paredes) to work on the issue. We've lived in this property for 3.5 years. The last several months have been a hightlight to our family. We run into typical issues with disturbances and residents smoking. We are super impressed by the Customer Relation Team who are relentlessly working to resolve the issues and making our stay safe and pleasant.
