Flamingo Point

I had a wonderful experience during move-in at Flamingo Point. The residential services staff were very responsive to my numerous inquiries, especially Sarah in the office, who was a godsend when it came to going above and beyond making my transition as welcoming and smooth as possible. The orientation materials and move-in checklist were very thorough, and even post move-in the team was easy to engage and answered all of my follow-up questions in a timely manner. Could not have asked for a better experience overall!

I have lived at Flamingo Point since August 2025. What follows is an honest account of what this property actually is, versus what it claims to be. Start with the basics: there is no functional package management system. Deliveries are dropped on open floors accessible to anyone in the building, and theft is a routine outcome. When you bring this to management, you are met with silence. You are then left to file claims with the carrier yourself — a process that takes weeks and rarely ends in your favor. This is not a one-time failure. It is the standard. The property markets itself as a peaceful community for working professionals. That description has no relationship to reality. We lived at the new North Tower in Flamingo Point for almost 2 years right after it opened (2021-2023) and it's the best apartment complex we have lived in. The grounds were kept beautiful and it has amazing views of the Miami skyline which gives incredible sunsets. We hosted our welcome party for our wedding on the pool grounds and everyone was amazed by it, we got priceless venue that us and our guest will always remember. You even get views from the gym! We have a little dog (seen in pictures) and he does tend to bark when we leave him alone and our neighbors told us they never heard him (walls that actually work!!!). We were never bothered by noise (surprising given this is Miami Beach). We moved because work took us away from Miami but would definitely recommend anyone to give Flaming

Dishonest Management, Hidden Fees, and Constant Headaches — Avoid Flamingo Point I lived at Flamingo Point and genuinely liked the apartment and the location — but the management company is dishonest, predatory, and impossible to deal with. The building itself is fine, but everything behind the scenes is a nightmare designed to nickel-and-dime residents and trap you in endless disputes. 1. Package Theft & Losses: Packages constantly go missing, and you’re forced to pay a $75/year “package handling” fee to a third-party company that takes zero responsibility when your deliveries vanish. I lost expensive items — including stereo equipment and TVs — and management simply shrugged. You’ll spend half your time filing disputes with Amazon and your credit card company. 2. Hidden Fees Everywher

This place is incredible. It's seriously like living at a resort - amazing city and bay views, two awesome pools, and the outside spaces are so tropical, it feels like it's a park. Give those gardeners a raise. The common areas and outside spaces are so well maintained and clean, and even though it's super dog friendly it never smells bad. The staff has been the nicest and most professional of any apartment complex I've ever lived at. If you're looking for a good spot in South Beach, this is definitely it. I toured a ton of condos and apartment complexes before settling at Flamingo Point and nothing even came close to what this place offers.
