The whole closing process was smooth - professional staff, easy-to-use portal, everything was pretty efficient. That said, on closing day while I was signing documents, I casually mentioned that people don’t pay property tax in China. An old lady in the office immediately gave me a sarcastic look and said, “Would you rather live THERE?” I didn’t respond or feel like to educate her because she’s old and probably spent her whole life under propaganda. So, solid service overall, I’d work with them again, but hopefully next time without the unsolicited political commentary. And yes, in China, you can own property and pay 0 property tax. “But it’s a 70-year land ownership!” True but when it expires the law says it renews automatically. By far the worst title company I have dealt with. They did not notify my utilities that I have sold my house and after receiving bills when I called them, they were almost surprised I did - "did you call them to tell them you sold the house?" No! It was your job and you still holding my $500 to cover the last bill. That was the last straw. Experience throughout was less than. Not sure who selects title companies during close, but I would stay away from this one. 6/13/2025 UPDATE: 2 months have passed since my house closed and I just received a past due water bill for the time I did not live there. The incompetence of this company is astounding!
