EW Capital Management LLC

We have been using EW Capital as a Property Manager since 2013. We have been happy with them until recently. The issue was, the tenant was diligently paying the rent, but we had not received it since March 2016. This has now been resolved and all arrears were paid last week. We have a good tenant, the recent inspection report was comprehensive, and EW negotiated a rental increase. Very happy.

EW Capital is my property management company for 5 single family home residential properties in East Point and Decatur. I usually enjoy working with them as they have pleasant personalities and calm demeanors. They are usually able to make effective and cost smart decisions with or without my input. Schkeia is good about gathering details on repair and maintenance issues and good about anticipating my questions. For a long-time I appreciated their timely and accurate property Owner's Reports, but for over six months now I have had to make multiple requests each month to receive the report. The biggest problem with late monthly reports is EW is not able to make their monthly owner draws/distributions on time. This company is the worst Management Company I have ever been with. They sold the house that we are living in going on 4yrs, while we are still living here, without notifying us of what they was doing. We started getting suspicious when cars would slow down and look at the house, until someone told us it was for sale!!!!then They lied to the new owners and told them we was always late on our rent! They lied to Us by saying we was having an inspection, but it was really buyers for the property, when My wife asked what was going on, The property Manager stated" Well this is what it is"! How unprofessional! Every encounter with them was rude and disrespectful. - Poor communication overall. For example, they stated that the move-in date was flexible throughout the application process, but when I went to put down my deposit they told me that it had to be *exactly* one month from putting the deposit down. I needed a later move-in date so I had to keep my check and wait until I was exactly one month from my desired move-in date while they continued to receive applications for the unit. - They request that you make two in-person payments before you are "allowed" to use the online payment system and refer to it as a "privilege". Seems like they are trying too hard to parent their customers. - The utilities arrangement was changed three times while I was in the apartment. They act professional but are not , they managed a property that I rented , there really wasn't a lot of issues with the place, however when I would call or go through the portal about getting someone to handle it i was always question as if i broke something. Took over a month to get a new toilet that flushed. My deposit check i got back in full i called to ask if it was ready no response , i emailed no response finally get a hold of someone and the check is there . I picked up its dated 2 weeks earlier so its just sitting in the office . I lived in the same spot for 5 years rent never late , if you pay on the 3rd which you can but if their office is closed its late .
