This rental company has been extremely unprofessional and exploitative. According to our agreement, they were supposed to refund half of the rent upon early termination, yet they returned only a quarter. Even worse, they deducted $750 from my $1,325 security deposit with no valid explanation. The apartment was left in excellent condition, fully cleaned, with video evidence proving everything was in order — including the fact that some damages and items were left behind by previous tenants, not by us. Despite all this, they refused to take responsibility and failed to communicate transparently. This is not just negligence — it's abuse of tenants. I will be filing official complaints with every relevant authority, including the university's international office, tenant rights organizations,

The slummiest of slum lords. Buildings are DISGUSTING and not maintained in the slightest. Literal TRASH laying both around the perimeter and within. Security doors broken, INSECT infested, DIRTY common areas and units.. Think about it, they start a new lease for the day after the previous tenant's lease ends... do you think they go in that unit and make sure it was properly cleaned? NO! When I moved in, my unit was full of dirt, dust, hair, mold, grease, etc. It took me days of cleaning myself and MULTIPLE CALLS to their office to get that taken care of whenever it should have been before I ever occupied the unit. Oh and let me tell you what it is like to call their office, you will get an answer from one of their MISERABLE secretaries who will promptly inform you that your "property mana

I rented an apartment with Equity in 2022 and could not wait to move out. When I moved in, the entire place was dusty and moldy and clearly not even attempted to be clean. I had to take down the blinds from the windows and vents from the walls and soak them with cleaner to get the literal half inch of dust off of them. I almost cried because I was so distraught because in that moment I could tell that equity was a scam company. A week or so into my lease, the ceiling collapsed in with water gushing through in the hallway right outside of my door. Myself and a neighbor called the office and the person who answered just said "We know already!" in a very rude manner. Nobody showed up to fix the ceiling for at least 6 hours. I loved my apartment and building owner but, with Equity as a property manager, I was unable to renew my lease after a year. Equity's employees are unprofessional and unresponsive. Two of the most remarkable experiences are (1) the fact that I lived without a working smoke detector for 6 months due to their unresponsiveness and negligence (2) I had water leak in my apartment for two days before it was stopped and then it took a week for someone to come check for mold even though I was assured they would come after two days. I'd like to say that they were at least pleasant individuals to work with, but they were demeaning and abusive to young renters. It is not worth your health and safety to rent from a property managed by this company!

My girlfriend rented from them last year. She got a decent enough apartment in Lawrenceville in a good location. I can't complain too much about the quality of the apartment itself. Everything was in working order. However, this company will gouge you on the security deposit. They claimed she cause damage to the stairwell going up to her third floor apartment. The lease said nothing about the tenant being responsible for the condition of the stairwell and they were renovating the second floor so it was probably the contractor who put holes in the walls. Secondly, I can attest to the fact that we cleaned everything in the apartment and wiped down the floors, floor boards, kitchen and bathroom. Somehow, they took money for a "cleaning fee."
