After a purchase contract was canceled, Equitable Title of Dr. Phillips was asked to send my escrow back to me. They overnight shipped me a check which wasn't signed. I discovered that when I attempted to deposit my funds back into my account. When I contacted them, they would only issue a new check after I'd returned their unsigned check to them by FedEx or if I'd drive all the way across Orlando to return the check to them for signature. I had to take substantial time out of the middle of my workday to bring a check to them for the signature that should have been added before it was shipped and then return to my bank to deposit my returned money. End to end, I spent 2.5 hours of my workday on an error. How does a company make such a basic mistake with returning escrow? Making a mistake o

We had a horrendous experience with Equitable Title and would recommend that you steer clear of this title company. In the summer of 2023, we closed on a home. Six months later, Equitable Title called and told us that the sellers' real estate agent failed to provide the proper paperwork and that we owed an additional $5000. We asked them to provide this missing paperwork and evidence that we owed this amount, but they failed to do so. Instead they sent us a letter via FedEx, stating that the sellers' agent had failed to provide an essential piece of paperwork and we owed $5000. Instead of providing this "missing" paperwork or evidence to substantiate their claim, the letter was accompanied with an amended settlement document that they wanted us to sign. TERRIBLE!!!!!!!! Worst title company I have ever used. Eq found 'breaks' in the title, even though I had used another title company when I purchased the property 2 years ago, with NO problems. So Eq said we needed a death cert for someone who died 20 years ago - OK. Then stated that 2 parties on the previous transaction needed to sign some docs - OK. Never heard back, and when I asked about this - not needed now, but my wife needs to sign an affidavit - OK. Never heard back, and when I asked about this - not needed now. VERY POOR Communication. Also, per the sales contract, where I was the seller, the contract called for the BUYER to make mortgage payments until closing, which they did (even though past the late date). RUN AWAY FROM HERE. I wish 0 was an option. We were literally stranded for hours waiting for the “instant bank wire” to process to be able to get our keys. Closed on our other house in the morning and that transaction was done in less than an hour. Magnolia was the title company and they were amazing. This place has taken HOURS. Lead person “stepped out” for a doctors appointment and didn’t have anyone appointed to help when she knew over a month ago our closing day. The selling agent is livid as well as our buying agent. We were literally sitting in a shopping center waiting for funds to close to get our keys. Needless to say, If your agent says equitable title, don’t do it!!!! Unless you have hours and hours of your time to sit around and waste. They have no respect for your time. My dog
