Update 1/27/26 - Correction: I received the final scanned closing documents within an acceptable timeframe. --- I hope this review is of value to anyone who decides to read it. TLDR - If you are buying or selling a house and want to save as much money as possible, double-check the title company's work. Equitable Title of Celebration did not use the most recent available tax information to estimate the seller tax credits to the buyer, causing us to pay 81% of the overage the seller is supposed to pay, and did not admit/offer to correct this error, which favors one side over the other. They also have not yet sent me scanned copies of the signed closing documents. I will update my review if any of my statements are shown to be incorrect, and/or the title company agrees to take any correct

Equitable Title of Celebration performed at a consistently high level on two of my closings this month. Their team communicated clearly and proactively with all parties involved, keeping everyone informed every step of the way. As any Realtor knows, the closing process involves a lot of moving parts — and things often change at the last minute. When an HOA payment drafted from the seller’s account the day before closing required a real-time adjustment to the settlement statement, the Equitable Title team handled it seamlessly and without delay. This is just one example of the excellent service they provide to both buyers and sellers.

Title company is an absolute mess. Was provided miss information every step of the way, was never sent final closing documents for review, they changed the numbers from what they had sent for review with mobile notary. State of Florida requires documents to be sent for review a minimum of 72 hours. They are non compliant increased my notary fees as well as contributions to buyer without advising me. They stated they would refund additional notary fees, closing was weeks ago no refund, I have not even received closing documents, if you are asked to close with them run in other direction.

We just finished another successful closing with Equitable Title of Celebration and wanted to express our gratitude to the entire company.
