The absolute worst! My file was what any mortgage company would call a dream file(excellent credit, verifiable income)They managed to turn the process into a discriminatory, retaliatory nightmare. I was treated like I had low credit and that somehow I couldn’t possibly have the job and income that I had. They kept prolonging the process by asking for documents, it was as if they were making up documents to ask for just to piss us off. Said we didn’t qualify for a first time home buyer program, lied about that cause they really wanted the fees from us paying the full closing costs. The fees are excessive and scammy. They cost me money and the seller money on the deal by prolonging this deal even though they knew we had a contract with a specific closing date. It was awful and very stressful

Whatever you do... As a homeowner... Please for the love of all things... DO NOT have any disasters at your home, as they will hold your insurance money hostage, even with proof of progress made on repairs/replacement. April 2024 - My 'Metal - other' building caught fire due to electrical and was a total loss. Insurance was decently quick to send claims funds, however EPM had to 'hold' it as it is over $40k. The contractor bid came in double what the coverage amount was (mainly due to inflation after COVID and one big market that felt the inflation was construction - I know this as my job places me in a peculiar position to write contracts for a large federal entity for construction projects). We’ve had nothing but issues with this company. They never know what’s going on and every time we call we get different answers from each representative. We did a forbearance program for 3 months because we were having money issues and we were guaranteed credit protection, mind you they have now said we are 3 payments behind and it’s knocking out credit every month. After the forbearance they did a loan modification and sold our mortgage, which is fine but it’s been months and they haven’t sent the new information to the new lender. So we just made a blind house payment to them so we wouldn’t be behind but neither the lender or we know what the actual payment amount is because EPM can’t get their crap together! We tried to call EPM and now we just get an auto message that says contact our

Worst mortgage company I've ever had to deal with. They Never requested for the funds to be released from my account, But try to charge me a late fee for the non-payment. Customer service is a joke as you call in And they ask you the same questions over and over again.I had to tell them my name Four different times and he still didn't help me. As soon as the market and rates get better.I will be refinancing my house and choosing another company other And I highly recommend anyone that is looking for a mortgage company to choose Somebody other than equity prime

Terrible Service and sold my mortgage to an even worse company with no notice to us. We didnt find out until our house payment was due. And now the other company has been "transferring info" for almost 2 weeks now and we are getting very close to a late fee because we cant make our house payment until they finish the transfer. If any realtor or lender recommends this place, run!
