I recommend you do not rent with Property West Residential. Prior to moving out I requested a walk through as is my tenant right via CA Civil Code 1950.5(f), they ignored my request claiming to be "too busy". They are now stating that they had to replace the carpets. When I told them I have pictures of the carpet and there were no stains, they claimed the stains were under the carpet. Needless to say, their property is lousy, not well kept and the property management is shady and will try to keep your deposit. Update - 75 days and I have yet to receive any of my deposit back.

DO NOT LIVE HERE! They will not give your deposit back and charge you extra fees when you move out. Our whole deposit was taken away due to the carpet "needing to be replaced" after only 2 years (the carpet was not dirty and was not replaced before our move in). Also, on top of loosing all $500 for the carpet, they said we owed $170 as the cleaning fee. My roommate and I had the apartment professionally cleaned the day before move out and sent the receipts to the apartment manager! They told us there was ONE blind that was not properly cleaned and they had to charge us the entire fee. We then asked for picture proof. We heard no response after calling and leaving messages. Finally, we got an email 4 MONTHS LATER saying our debt has been transferred to a collection agency. DO NOT LIVE HERE

So far so good! Reading the reviews for this property management company was a little scary, but so far all has been great. Nicole was very nice and helpful, answering all my questions promptly. She also made sure that the handyman fixed and cleaned all the little issues I noticed during the moving-in inspection. The location is great and no roaches at our unit so far! I will be updating review if there is any change.
