Edgewater on Lanier

This is the best property I have ever rented. The ladies in the office are fantastic about getting back to you and helping in any way they can- truly the nicest people. I’ve never seen bugs in my apartment since I’ve been here, and anything I ever see that is wrong or could be wrong the office ladies have bent over backwards to fix immediately and maintenance is also very fast about fixing anything big or small. Water, trash, and pest control is actually included in the rent. So all you have to do is take your trash to the dumpster and request when you want your apartment sprayed. You really can’t put a price on how nice every one is here and some of the apartments also have a great view! They even have a pool, a play area and lake access. This is a GREAT apartment complex that provides excellent value for the money. The management staff (Leah and Sam) have been there for many years and are VERY good at their jobs (both deserve a raise in my opinion). I lived here for over 8 years and recently moved out when I bought a house. I wouldn't have stayed here so long if the place was unsatisfactory, I stayed for the value and how great management is. I highley recommend this apartment complex as a top option for anyone wanting to live in Gainesville GA!

I do not recommend renting this apartment. The main issue is that when you leave, you'll receive a large damage bill without an inspection conducted in your presence. They provide only black-and-white photos as proof of damage and charge high prices. Therefore, avoid this apartment.

I do not recommend moving to this apartment complex, the first day we moved in, it was water leaking through the ceiling from the apartment above us, it’s not worth the price at all, you can tell the apartments are old, they just paint over the old stuff, you will get charged for things they supposed to come and do, but they will only come once every few months, you gotta put a request in for anything to get fixed, I had to wait a few days just to get my toilet fixed, trash can’s are always overflowing, walls are thin, I could hear the people on the other side of the wall coughing and talking, I could hear the people above us walking and running, there was plenty of bugs coming from the outside through the holes in the floor, you can smell everything through the vents on the wall, you can

The staff is the perfect mix of professional and personable. They respond to any question, concern, or maintenance issue promptly. I thoroughly enjoy living there. Plus the view from the back porch is nothing to complain about.
