I lived on 96th Street for two years and recently moved out due to unrelated reasons. Overall, it was a great experience — especially thanks to Garth, the super, who was incredibly responsible and friendly. He fixed so many things for us promptly, always said hello, and seemed to know everyone in the building. The management was fair — no surprise charges or unnecessary deductions from the security deposit, which unfortunately is common with many other companies. While the building doesn't have any amenities, and the condition is old (and yes, packages can sometimes go missing), the price was very reasonable, rent increases were minimal, and for the budget, this place is honestly a great deal. I recently moved into my apartment on 81st, and it’s been such a wonderful experience, quiet, calm, peaceful. The maintenance teams are around regularly fixing whatever needs to be fixed, and cleaning. No rodents or anything like that, and I’m on the first floor, I Absolutely LOVE my studio, it is a bit tiny however feel it really reflects my personality and I am really able to bring my own charm and individual sense of style to it. I hope to take exceptional care of it for the next few years provided the rent doesn’t increase an insane amount as can happen in NYC 😅. The team at the office are all SO LOVELY, I didn’t get any of their names but It doesn’t matter because they where all friendly, welcoming, and helpful. Zero complaints, 12/10 would recommend. My fiancè and I have lived in Eberhart's building on 89th street for 4 years. In our experience both management and maintenance were very professional and helpful. The building is well kept, probably the best on the street. Our rent increases were never high, if anything. Our only gripe with Eberhart is the mini fridges.... ultimately one of the main reasons we're upgrading but I know that works for many people in NYC.

I never leave reviews but I absolutely have to say something about the management at Eberhart Bros. There are plenty of terrible landlords in this city, but these people truly take the cake. My experience has been nothing short of a nightmare, thanks to their complete incompetence, rudeness, and blatant disregard for their tenants’ well-being. For over 7 months, I’ve dealt with unbearable noise from a neighbor that has made it impossible to work remotely or get a decent night’s sleep. I have sent the landlord endless recordings and evidence, including videos of my dog who is frightened by the loud banging noises from the neighbor. The landlord also has WITNESSED the noise FIRSTHAND and still refuses to take any meaningful action. Instead, they’ve stooped to making snide comments about th

Unfortunately, Eberhart Brothers is yet another heartless management company in NYC. They own several buildings in the Upper East Side, so they are almost unavoidable, but my advice- avoid them! I had an overall good experience with the employees out in the field (the super and maintenance guys), but the office employees and short and rude. They honor no rent protection and have no problem pulling a 20% rent increase on you upon lease renewal. They will not work with you and rather have new tenants every year than help good and responsible people keep their homes. In addition, all of the buildings they own are old, so expect outdated appliances and rodent problems.
