If I could leave negative stars, I would. Truly the worst rental experience I've ever had and it's the most I've ever paid for a place, so take that warning. Zero to incomplete communication and a lack of care for their own property that folks pay a lot of money for every month, so I'd assume they could afford to pay and staff properly but they don't. ***edit to update*** See photos. This is how you are treated as a tenant. Beware all who rent from them. Every neighbor I have spoken to in my building agrees that this place is poorly managed and tenants are treated poorly or flat out ignored. If I could give zero stars, I absolutely would. My experience with Dwell has been heartbreaking, exhausting, and deeply frustrating. I worked with Dwell as an independent contractor, fully believing I was doing honest work and supporting their properties to the best of my ability. After Dwell was removed from the property where I served as onsite support, my working relationship with them was suddenly terminated without warning. What has been even more devastating is that I have still not been paid for work I already completed. I relied on that income, and the refusal to pay me has affected me financially and emotionally. Dwell manages a lot of cute buildings you may be tempted to live at however I would recommend saving yourself the headache and renting from another company. I recently reported them to the state for failing to provide heat. Here is a brief run down of the report. (Be warned there communication is negligent & they do not seem to care about the people living at there properties.) My heat has been out since 12/19/2025. The property management company Dwell didn’t offer a space heater until 1/9/2026. They are now stating the owner is getting a second opinion after the repair company that came out 1/7/2026 and said additional parts were needed to repair it and were being ordered. Communication and follow-through are poor. My application was approved in early December, yet I was told it would “sit in the queue” and that the unit would be given to another applicant with an earlier move-in date, should someone else apply. This practice is not compliant with Oregon tenant/landlord laws. Despite verbal acknowledgment of this on December 31, the company continues to advertise the unit I was approved for.
LOOK UP ORS 90.300 AND DO NOT LET DWELL CHEAT YOU OUT OF YOUR SECURITY DEPOSIT! Throughout the year that I had the misfortune of renting an apartment managed by Dwell, I dealt with many frustrations including accounting errors, staff being incredibly hard to reach (weeks of emails and phone calls before I could get a response), and their operational team being generally disorganized and incompetent. The final straw came when I moved out and they attempted to withhold $225 from my security deposit for "cleaning" when in fact I left the apartment in excellent condition. They repeatedly claimed that they could withhold from the security deposit for unspecified "cleaning" charges, which is NOT true under Oregon law - the law states that landlords can withhold "to repair DAMAGES to the premises
