I lived at 5344 C St SE for almost 30 years and it has gone down hill. The residents keep the property dirty and buildings smelling. Management does nothing. The parking is a death trap especially when it snows. They never shovel so the parking lot becomes a big sheet of ice. There are potholes all over the parking and one could easily hurt themselves if they don't pay attention. The fence that is suppose to be surrounding the parking lot is hanging over the public sidewalk. The laundry rooms are none existent. You will have to go off property to wash your clothes. There is a severe roach, mice, and fruit fly infestation. They never updated our appliances. We had the same dishwasher for almost 30 years. This company does not care about its Ward 8 residents or community. They put the trash area in the front of their Mississippi Ave SE property, don’t provide enough bins, let it pile up and overflow, and don’t clean up the area or sidewalk. They create a public health issue with all this trash and don’t respond to complaints about it.

Had a tour scheduled and no one showed or responded to my messages. I sent a signed “viewing waiver” over to them with my license attached to receive a box code for the unit..no one got back to me or even apologized for the inconvenience. Scam

they try to charge you even once you move out, they apply for money in your name. the maintenance men walk in your home without knocking, they do not fix anything in your unit when you call. the apartment building i lived in caught on fire while my child and i was sleep and none of the smoke alarms went off i was woken by the smell of smoke and was trapped inside the building until after the fire was put out. i will not recommend anyone live under Dudley pro they have been sued by other tenants in the past as well. i lived under them for 2 years and had a lease for only one year.

My experience has been very positive renting with this company. They respond to maintenance requests in a timely manner and I am on a first-name basis with the kind ladies in their office and the maintenance guys. Good respectable people IMO. I’ve recommended friends to rent from them in DC and Baltimore.
