Distinctive Rental Properties

Awful company, horrible people, and the worst customer service. They charge unexplained fees, take actions on your utilities account without notifying you, and make you pay far more than you had budgeted. It is the worst, even worse than Granite and thousands of times worse than BK. This company intentionally makes your life miserable.

Julie Ginn and Distinctive Rental Properties are a nightmare to deal with. I would NEVER recommend them to anyone! When we first moved in, I raised legitimate concerns (such as carpets smelling strongly of marijuana and the property being filthy) and they were mocked or disregarded. From the beginning, maintenance requests were either ignored or dismissed, and when instead of proper cleaning, someone simply showed up with a vacuum (seriously?), leaving the house still reeking and in poor condition. Trash from prior tenants was left piled in the shed and yard; I ended up hauling it to the dump myself and paying out of pocket, only to be told that it was “my fault.” When I documented damage done to the wall caused by her own contractors whilst fixing a shower leak, Julie refused to acknowl

If you're going into the new year thinking of giving Julie Ginn a chance, don't. I've never felt more unsafe anywhere I lived. No maintenance, no heat, no ac, all for the low price of $675/mo plus my sanity and soul. She treated me like I was an annoying problem and not a paying tenant. If she was your last option like had happened to me, then look a little harder because no human deserves to live under her poor management. Section 8 has higher standards but gets all the hate. Enjoy art the last tenant left as well as some other high quality "distinctive" living pictures!

I’ve rented from Distinctive Property Rentals for about six years since I separated from the military, and honestly, they’ve treated me well the whole time. I know some of the reviews online are harsh, but that hasn’t been my experience at all. They’ve always been fair and respectful with me, even when I’ve gotten frustrated or fallen behind. Julie Ginn and Diane have gone out of their way to help when I’ve struggled, and they’ve always done the right thing in the end. Maintenance gets handled as needed!!!! Sometimes it takes a little coordination with contractors, but they always make sure it’s done properly. Tenants have responsibilities too, and as long as you’re respectful and follow the rules, they treat you right. I would confidently recommend them to anyone.

Our experience with Distinctive was horrible. Since move-in day, we went into a house filled with junk, poison ivy along the side, crayon marks on doors, broken sharp transitions, nails on counters, cigarette smell, and missing house keys. We were then red tagged by the gas company for a backdrafting water heater and unsafe carbon monoxide levels. We went without hot water or a timeline for fixing the issue from Distinctive, all while receiving very rude responses. Thankfully, we got out of that lease and had our deposit returned. I would never recommend renting from this company that has a long record of delayed maintenance requests, rudeness, and unkept properties.
