I don’t usually write reviews but I own a few properties and deal with management companies quite often. Delkap actually acknowledges your calls and emails. The property manager is more than accommodating. She has called me on weekends from her private cell and always answers emails promptly.

Funny reading through these reviews—many appear to be written by people affiliated with the company, which explains the inflated ratings. Delkap Management consistently mismanages buildings, issues excessive fines with little explanation, and creates unnecessary financial strain for residents. Communication is poor, accountability is nonexistent, and concerns are routinely dismissed or minimized. The culture feels less like professional property management and more like reliving the worst parts of high school—cliques, power trips, and zero accountability If you enjoy being gaslit, nickel-and-dimed for nonsense, and watching your building decline while being told it’s your fault, then this is the company for you. Otherwise, look elsewhere

The company will not stand behind you. They are willing to throw you under the bus for money. Whether it’s fees, retaliate when you ask for things and also will tell you that if any work THEY hired damages your apartment, you’re responsible for it. Does that sound like a company that you would want to have as your management? I have complained numerous times about my neighbor who makes continuous noise. From 9am to 1:30am sometimes pass that. She is a neglectful mother because she lets her child run back and forth, drop things and fall on the floor constantly. She does not care if her child whines for hours (the most was 2 hours). Everything the previous reviewer said is correct. The management doesn’t care about their tenants. Instead, they rather not validate the concerns and have people inflate the reviews to hide the truth. AND BEFORE THEY TRY TO DISCREDIT ME. I am a tenant, I live in their buildings and I have an apartment number. They like to discredit reviewers with low scores by saying they do not have any documentation of the reviewers. But why would they give you their information when you guys have a history of retaliation against those who speak out?

DELKAP Management took over our building almost two years ago and the changes they have made are remarkable. From cosmetic changes, better financial management, and dedication to the shareholders. As a member of the board, it has been an honor to work with them, learn from them, and have them manage the building. I feel safe knowing my investment and home is in their hands. Lucy and Allison are always helpful and informative. And the others in the office are always a pleasure to speak with. I highly recommend DELKAP Management.
