When Davidson began building new homes on the lots around my home, I began having drainage issues on my property. Due to a lack of proper drainage throughout the Davidson portion of the community, there has been standing water in my backyard, the swale drainage system behind my fence, and the side of my property. Davidson representatives have been telling me that they would fix it. However, several months later, the drainage problem remains. Rather than fix the problem properly, the company initially filled the swale with sand, which caused more water to back up into my yard. I contacted them to inform them that their quick fix made the drainage issue worse, not better. They said they would be back out to fix the issue properly, but months later, they have not returned. DO NOT PAY A “LOT PREMIUM” OR ANY SIMILAR FEE!!! I want to state this upfront! Davidson Homes charged us a $10k “premium lot fee” because our lot was in a scenic location. We protested. Greedily, they insisted the fee was nonnegotiable. We later learned from our neighbors that their real estate agents refused to pay this fee, sparing them the cost. My wife and I were trying to save money by purchasing without an agent, and Davidson took full advantage. I’m not exactly sure about the legality of this fee; I am certain it was unethical. My overall experience, nearly a full year from closing, leads me to conclude that this fee reflects their broader business practices: they’re capital-driven opportunists who will mislead buyers if it serves their interests. Since purchasing my new home which was a spec we have found several flaws aesthetically. The corners of walls you can see the dry wall tapping, in guest bathroom the marble counter borders are off by an inch or half (they don’t line up ) the creases of walls paint isn’t straight. Nails, tile, carpet left in our attic. Drawers in kitchen off track , tile on floor has area where you can feel it is lifted no adhesive. Main grievance is we had inspection that cost $600, things were to be corrected. We hired another inspector to check corrections because other one couldn’t come back. The electrical box had loose connectors and wiring. We were told it was fixed. Once moved in we had problems with the kitchen and living area tripping the circuit. I'm updating my review from 5 stars to 1 star. We've had a warranty request open with Davidson since February 2023. The issue has not been resolved and now the warranty team has gone zero contact. Very disappointed. I'll leave my original review which was given for a $250 credit on closing costs: We have had an amazing experience with Davidson Homes buying a new construction home. No stress on competing offers. They had a great floor plan for our family and we just finished our design center consultation. Looking forward to moving in when it's finished.

I have been waiting on drainage to be fix since 2019. We only moved in Sept 2018. It took almost 2 years to get most warranty items completed and most not fixed correctly. Most of the items that were fixed I had to contact the vender myself. However the problem with the drainage hasn’t even been attempted. The front and back yard floods every time it rains. Now after almost 2 yrs of Davidson reps saying additional drains would be added I am left with well there is no standing water. We will put sand on the low spots. This will fix nothing and they know that. They saw the standing water in 2019 and 2020 and 2021. They saw the videos and watched it flood. Davidson reps saying yes it is bad, we are going to fix it. They will have it fixed it two weeks. Then the excuses came. We cant find any
