Problems! Mice, they send exterminator who puts poison inside the home, and in the garage near the kitchen entrance. Then, there are flies because of dead mice. Found out from a professional that the rule for pest control is poison outside, traps inside. Needed my refrigerator replaced. They brought a used one, it smelled really nasty. Then, it leaks and I was finding puddles of water on the floor. Called manager and she said maintenance would come. Next day, I contacted maintenance directly. Now, it's the weekend, puddles. I guess it's not important. Can't wait to move out!!! They kept a big chunk of my damage deposit and blamed it on the previous owners. I was there for 20 years total. I wish I could give this place 0 stars- the landlord is awful, he raises the rent every single year for everyone but the amount depends-one year it’s by $15, the next it’s by $100, there’s no rhyme or reason to it and no updates are ever done in the area or in the individual townhome. If your appliance needs to be fixed or replaced, they’ll get you a used one. The landlord does not answer calls or respond to messages, neither does the office manager. You have to call day after day to get a hold of anyone. The office is always closed. There’s mold, leaky pipes, old carpet, you name it. There are zero amenities, none. There’s a fireplace, but they’ve never had a chimney sweep done in the 7 years I’ve been here, so I wouldn’t light a fire there if I were you. Bottom line: Don’t live here.

Horrible maintenance and very poor communication with the property manager. Do not live here! They try to get as much of your money as they can. They tried to raise my rent but I disagreed because they didn’t give me a proper notice. When I moved out, they charged me an extra day. I asked the manager and the director but they all ignored me. I had a work order open for 6 months. Unbelievable.

Courtly Parks was a nice place to live, until they refused to assist their tenants by obeying laws, as well as failure to provide a feeling of safety for their residents. Be wary of your properties here. In the 5 years we lived here, multiple vehicles were broken in to, along with breaking and enterings in numerous units around us. Courtly Park has a tendency to not take repairs seriously. Our neighbors house flooded, which flooded our living room, bathroom and kitchen. This caused the linoleum to warp and peel. In addition, when they had new carpeting laid, they did not replace the padding. When the new carpeting was put down, there was a massive stain from the padding below. The HOA is an absolute nightmare. I feel sorry for the people who own and rent here. Emergency maintenance is non existant and I really think you can count on 1 hand the amount of times they drop sand or salt on the roads during the winter season. Unless you work an odd shift or part time, good luck getting ahold of anyone. They don't return phone calls during the limited office hours either. Really seems their priorities are all about money in their pockets rather than the safety of the residents. There are way too many properties that are not like this, I would not recommend this one to anyone.
