This HOA sucks! Here at Villas Del Campo by Wawa, my neighbors car got stolen last night (11-27-2025) at 2:26am! I have it on video and no security guard in sight! Seems like the security guard got paid to stay away so the thieves could steal the Dodge Charger Scat Pack. My wife called the security guard around 5:30am and nobody picked up! They tried a month ago and last night, they got it! See the video in my YouTube channel: @JohnnysCrap 2 years ago we had a tire slasher that slashed 26 cars, including police vehicles! This HOA CPM Miami only collects money and doesn't do anything to protect this unsafe community! Everytime i call, the manager is on vacation!!!

This is literally the worst property management company I’ve ever dealt with and I deal with property management companies all the time with clients. Their attitude their lack of communication their application methods from 1920 are ridiculous. And the fact that we have to work with them is crazy. I’m surprised they still have a job or an account with these communities.

by far the worst property management company. Yamilex or Yamilet, who manages my property, is extremely rude and unresponsive when it comes to getting a parking decal. I have never seen such horrible communication until now.

Hands down the most unresponsive Property Management company I’ve ever dealt with. Phones go unanswered, calls and emails ignored — even the “emergency” line is useless. The only time they reliably reach out is to demand payment, yet requests for a simple statement of account have gone unanswered for weeks. The new parking sticker system is a mess. My daughter’s boyfriend’s car was tagged during normal visiting hours — does that mean residents can’t have guests anymore? I just bought a new vehicle and have spent all day trying to get a sticker with no response. If they slap one of those stickers on my car while I’m waiting on them, I’ll be escalating this further.

Neglectful with the properties they manage!! No follow up or accountability. They ignore phone calls , emails etc… I have no idea how they get away with such poor customer service !!!! Now , supposedly they were bought out by Unlimited Management so BEWARE !!!!
