I recently applied to rent a home through this company and paid $150 for two applications. We were approved; however, we were then informed that we would need to pay the $1,200 security deposit before being allowed to review the lease we would be required to sign. This raised a significant red flag for me. I have been renting for approximately 10 years and have never been asked to pay a non-refundable deposit prior to reviewing lease terms. It is unreasonable to expect prospective tenants to commit over a thousand dollars without first having the opportunity to examine the contractual agreement they are entering into. I wish I could give zero stars. This company is a total scam. The houses they rent are usually in horrible condition to begin with but if you happen to find a decent house good luck with the application. They tell you they check credit, income, previous rental history and background which is fine but when you ask them to be more specific about the credit part that's when it gets shady. We had the lady show us a vacant house and asked her if our credit being where it was would be an issues and and she flat out said, "no we don't look at your credit number just what is in you report" so when we explained our credit history she said that would be ok and they WILL work around it so we pay the ridiculous app fee just to be told no because our credit wasn't over the required NUMBER. We had an extremely disappointing experience with ColaPro and ultimately terminated our contract. Unauthorized work and charges, lack of oversight leading to duplicate costs, canceling our established vendor contracts in favor of their own (who caused damage and billed us for repairs), failure to perform proper inspections or maintain the property, shifting responsibility to the tenant, no accountability for prior tenants, were just some of our experience. The result was unnecessary expenses, property neglect, and repeated disregard for our instructions. Most concerning, they seemed to operate at minimum safety standards instead of properly maintaining the home. I’ve been living in one of their rental properties for over a year and am looking for other properties under their rental company. Heather, the leasing agent, is super flexible and responsive. The front desk, Pepper, is timely with calls and emails. Jennifer has helped me with inquiries and understanding the lease with my first time renting solo. Rachel and Heather always reach out to see if my maintenance requests have been resolved. Overall, the staff is friendly, timely and communicative. CPM has found a loyal client.

Do not rent from them. They allow the owners to handle everything but the lease. It is impossible to get repairs made by maintenance and when they do come they jury rig it. There is a tarp on my roof to cover a hole and the bathroom ceiling is caving in. I have not heard back about maintenance work orders in several months and it costs $8 in quarters to use the in-unit laundry. Total slumlord practices. Through my entire 2 year tenancy, half of my stove burners have been broken (they were broken when I moved in and never fixed) and outlets around the house have stopped working (one on the day after I moved in).
