Colonial Flats

Writing this review because I feel like it could have helped me feel more at ease while I was viewing this place. Been here for about a month and I’ve had no issues. I don’t need much so this was a great spot for me. Parking is easy as there don’t seem to be many residents here. There is street parking as well for your guests after 5pm. During the application process, the only thing I would want more of is better communication and follow-ups on questions I had but that’s about it. Once I was approved things went smoothly. Internet is included just be advised you will need to purchase your own router if you don’t have one. Do not do business with Colonial Flats of Legend Property Group. I can't speak for the other sister properties. This has been one of the worst rental experiences I’ve had in the 757. When issues arose with my roommates and they refused to contribute to rent, the leasing office explicitly told us we were only responsible for our individual portions—not the full rent. Later, we were informed that this was not true, and the company proceeded to take us to court. The lack of transparency and conflicting information was extremely frustrating and stressful. I would strongly caution others before renting here.

This apartment complex used to be clean and neighborly. It seems like It has been forgotten by the property managers. The internet just stops functioning with no communication, the installations are always dirty, there seems to not be a cleaning crew that does a decent job on site. There is garbage on the exteriors and people don’t respect noise complaints.

I love the ease of the all-inclusive business model living in a Legend property. That didn't balance out the things I wish I'd known while deciding on Colonial Flats. I'm sure I would have still chosen Legend because of my enormous dog. I would not describe this as a luxury apartment due to the age of the appliances and build quality (especially the dated shower tubs), and the treatment of tenants is definitely not remotely luxury or customer centric, after they get you to sign that lease you become an unwanted parasite. I guess it's fine for the price for Norfolk standards. I love the neighborhood. It's well situated to the naval station and Ghent and downtown. Lots of trees and friendly neighbors.
