This establishment is engaging in discrimination against Black Americans. Despite earning over $560,000 a year and passing the background check, I was denied based on what they described as “credit history.” My credit isn’t poor; I simply haven’t had it for long—almost three years. The company didn’t consider my income and didn’t even respond after noticing my family and I are Black. I found a better apartment just down the street, even though it costs $200 more, and I was approved immediately. Interestingly, that establishment is managed by Mexican Americans. It’s disheartening that in 2026, we are still confronting discrimination. Regardless of the obstacles, Black individuals will continue to move to Santa Barbara. I'm really disappointed by my experience with Cochrane. Communication is so bad.

Cochrane is very accommodating property management company. They took care of our every need and were very kind, helpful, and respectful. Our move in and move out process was extremely easy. Keep the place clean and in the same state it was when you move in, and you’ll get your entire deposit returned to you. The only thing I knocked one star off for was whenever we called their office, nobody would answer. However, they are all very responsive via email so that’s the best route to contact them. Overall, a great experience!

I have been renting apartments in So. California for 15+ years and I can easily say that Cochrane is the best property management company I've ever dealt with... I've been living in one of their apts for over 3 years and I couldn't be happier with them. I live in a place that is over 100 years old and I surprising haven't had many issues with the property; every time I've needed maintenance done, Blanca gets back to me right away and always after the maintenance is completed, someone contacts me to make sure everything is fixed and I am happy. The main reason that I have not had a lot of maintenance issues with the place I am currently in, is because Cochrane uses amazing contractors.
