Carolina Overlook by Del Webb- 55+ Retirement Community

We are very satisfied with the high quality of our home, and we love the town of Clayton, but the real star of our story is the wonderful community that has formed in our new development. We have made so many new friends and been involved with so many great activities that we couldn’t be happier in our retirement.

We just celebrated our first year of living in Del Webb Carolina Overlook. We are very pleased with our home -- downsizing from our previous home was initially not easy, but we are happy with our home design, the quality of construction and the countless amenities this terrific Del Webb community offers. Pulte Homes stands behind their quality warranty and following our professional eleven month post-closing inspection, our Pulte Warranty Manager coordinated a two-day effort by a team of vendors who addressed every item noted in our inspection report. Not only was the work at a high quality level, but the team members thoroughly cleaned up following their work, thus exceeding our expectations. The community's amenity center opened six months ago and offers a wide variety of activities,

Our experience here has been awful. The workmanship on our home is shotty, especially given the premium price we paid. The hidden common areas behind our neighborhood homes are an atrocity (see pic). We’ve been here 1.5 years & still the amenity center is not open. Pulte hides behind the Del Webb name. Don’t be bait & swapped like us. I would not recommend buying/building here. Completely dissatisfied customer!😤😡

Celebrating my first year living at Dell Webb Carolina Overlook. My neighbors are awesome and they have become family to me. I love living here it’s quiet and beautiful. Always something to do at the awesome community center.

BUYER BEWARE!! We put a $25,000 deposit on a property on Melrose Drive at Carolina Overlook on July 22nd 2025. Shortly thereafter, we were sent an email stating we had to pay over $46,000 additional for some minor change orders. We later agreed on another $10,000. Now we have been told that the road on Melrose has NOT been approved for building any houses on by the town of clayton. Today is October 8th. Pulte Mortgage who owns Del Webb is pounding us with needed docs on property they cannot build on. I have requested a full refund of $35,000 to move to another Del Webb property that is approved to build on. So far, no response.
