The beginning was as expected. Ethan the sales rep did his job effectively but once the loan closed-horrible. Called 46 times, for payoff They said they’re too busy for 3 months. Refused to provide payment statements. Inspector never showed to appoints and they charge you for not showing up. This is my 10th flip. Dont use this company. They charge you for their blatant errors. Taylor Henderson is not honest. She delays payoffs out of sheers laziness. Awful service, they wont provide pay off in effect to extend the loan, 4 different account managers in 5 months. Lots of inter office disputes that the buyer pays for. There are a lot better alternatives. Run from this company if your professional.

This was our first time working with Michael Hummel at CapitalFund1, and we couldn't be more pleased with the experience. I rarely leave reviews, but my experience with this lending team warrants it. I’ve closed multiple real estate deals and never encountered such poor communication and operational inefficiency. Despite providing every document they requested—often within 30 minutes and in some cases multiple times (up to five!)—I constantly had to follow up 3–4 times just to get basic confirmation of receipt. I even had phone calls where they confirmed items were received, only to get emails days later saying those same documents were missing. Simple, time-sensitive questions went unanswered. I was told several times I’d receive updates by end of day—and never did. The final straw was being told that documents submitted six days earlier were incomplete, despite being clearly signed and accurate. As a res

I would give negative stars if i could. The loan officer at first was responsive and helpful. Gave me two options for a loan. I asked them to proceed with Option 2. They proceeded with option 1. Was working with the title agency until I asked why are the terms not correct. Turns out they were processing the incorrect loan. Once we did figure out the best option so we can make the closing date (Already out of due diligence). I tried to call, email and text my loan officer to get an update. I was supposed to close in 7 days and I had no confirmation we were good to go. Cant get a hold of my loan officer. I had to find a new means of funding. Capital Fund 1 has always been great to work with. I've been working with them on deals for about a year and a half and it's always been a quick and easy process. Much better than many of their competitors - they don't require appraisals nor charge a bunch of exorbitant fees. I have worked with them in a broker capacity as well as have sent them deals of my own. Always easy to reach people on their team and always a pleasure to work with.
