Overall, Canopy at Ginter Park has been a nice place to live, and I want to share my experience in a fair and straightforward way. The maintenance team has been excellent. Every request I submitted was handled promptly, thoroughly, and professionally. The office staff is also consistently friendly and helpful in person, and I genuinely believe they are doing their best within the systems they’re working under. The main challenge during my time here has been the mandatory valet trash service. The service itself has been unreliable and frequently canceled or inconsistent. While this appears to be a vendor issue rather than the fault of the onsite staff, it hasn’t been managed particularly well overall. My Experience The facilities and building are modern, and the staff is friendly. However, there are several issues with the place. The exit process has been a nightmare due to special circumstances. I was planning to renew my lease, but work obligations forced me to work out of state for a few months. Consequently, I decided to give up my apartment. I had to give my notice to vacate after the 60-day window, but it was still more than 30 days. I travel frequently for work and rarely stay in the apartment. In my renewal offer, they added at the end that I would switch to a monthly rate without my signature or approval. This was quoted at $5651, which is significantly higher than my previous monthly rate of $1570. The circumstances would be different if I had stayed longer than intended, but

I'm coming up on my 2nd year, and my rent just increased by 20%. Consider this when you move here. Assume a 20% increase. This is not sustainable for nearly anyone. I was notified today, and I have 19 days notice to tell them I'm moving or not, but that means I need to secure other housing and book movers in 19 days, which is not realistic. 1 star because the rest doesn't matter when you get bamboozled like this.

Hello, I've been here for over a month and must say that so far everyone has been friendly. Rebecca is very nice and attentive. The apartment community is beautiful. The only suggestion I have is for the package delivery system. There needs to be a better system in place to receive packages. The packages are put in a package room or sometimes amazon drops them off in a bin outside of the room. I really would prefer not to have to take time to look through piles of packages to find mine. It's very frustrating and time consuming doing that. I have been late to appointments and for work trying to find packages in a pile of others. I did notice the ladies in the office doing their best to organize the packages to make it easier for residents to locate their packages quickly. But that's no

Update 10/2025: gentle advice to keep your records in order! Curious timing, approximately one month after leaving this review, a family member’s address received a debt collection notice from a law firm in Richmond we had previously communicated with after we moved out, with the list of our move out expenses. However, we had subsequently been contacted by a debt collection agency, which we settled the debt with. The law office did not confirm this with Canopy. Since the collection agency did not provide me with a receipt, I had maintained screenshots and bank statements, which I sent to the firm, after which they were able to confirm with Canopy that we had settled our debt.
