Canopy at Baybrook Apartments

I have not had the greatest experience living here, The apartments are old and falling apart, this is my 2nd year here and I will not be renewing the lease, The price of the apartments are appealing, but it’s not worth it because they’re falling apart in maintenance at this point seems nonexistent, I’ve had several work orders closed out and not completed, I’ve been waiting on a new washing machine since November 2025and at this point all I get is excuses and no results. This is extremely frustrating. They want me to be patient and understanding because they are short staff which I have but now I’m to the point where I’m over it.

Mariah was amazing very knowledgeable , polite and showed real care in making sure I felt comfortable with my decision. It’s rare to come across someone who is both knowledgeable and personable, but she truly made this experience a positive one. I appreciate her patience, communication, and dedication to excellent service. I would absolutely recommend working with them to anyone looking for a place to live

I made an appointment on their website site for yesterday, January 22 @5pm. Their leasing office say they close at 6pm. I was contacted by Britney if my boyfriend and I could get their earlier(4:30pm) I explained to her that my bf gets out late and that yesterday he got out early to make it to the showing on time. I let her know if 5pm was still ok and she responded yes that’s fine! Comes 5pm we arrive at the leasing office and it was close. Called Britney back a few times and waited 20 minutes pass 5pm. We ended up calling another apartment complex we were interested and they took us on the spot without an appointment. Till today I have not received any call or text messages of this incidente, if she was in a rush she could have told us to reschedule. First impression are always important

Please please please never rent here! I cannot tell you how many issues I have had with this apartment. Some issues were the old owners and definitely not the new owners fault who took over but this company taking over is just as bad. Communication is awful, my apartment had mold, the stairs are filthy. Overall not a great healthy place to live. To add I’ve been waiting for my move out deposit since JUNE! I have reached out countless times to not only the complex but the actual company Parktown Living. All I get is I have to be patient and they are waiting to hear back. I’m not sure what more to do. I can’t even get a call back from this apartment. I highly recommend you look elsewhere with much better communication! It’s not worth your money or time!

I scheduled a tour and was unable to tour an apartment, as I was told there was nothing comparable to a three-bedroom and no golf carts were available. The tour was meant to be rescheduled for the following Friday morning, but I never received a confirmation (it was supposedly rescheduled while I was sitting there. It was also reiterated several times that I must make three times the rent to qualify. Rather than simply asking my income, it was inferred that I may not be able to afford the unit. If I were not capable of meeting the qualifications, I would not be seeking to move.
