What an absolute DISASTER. The whole place is filthy, disgraced, and rotten to the very core. The HOA is absolutely abhorrent. Collecting $370 per month from each any every unit while failing to even take care of the slightest issue. The pool is a swamp, the whole area reeks of urine and fecal matter, the roof is sagging, it's infested with roaches and hornets. I seriously can't exaggerate how truly miserable this place is. Whatever this building used to be, it's a corpse now, a zombie waiting to be demolished. The HOA has given up, and you should too. Turn away NOW

I was referred to this company by UF Shands.i initially spoke with the owner about pricing, we agreed and he fell off the face of the earth. He went on vacation, everyone deserves one, but when it comes to moving dates there needs to be COMMUNICATION. After speaking with people from Gainesville, Im very happy I went in a different direction.

Nice area . but the apartments are full of roaches! Rent Is 900$! Homeless drug addicts walk around all night in the neighborhood ! But we're suppose to smoke outside?

I lived here for two and some years while attending the University. Most of the time, it was a decent experience. My landlord was a nice accommodating guy, and he did his best to ensure the people he rented out to were students as well. As others have said, it isn't the most glorious place and you'll probably be better off if you keep your head down and generally find places to hang out other than the courtyard (though there are many nice people living there, there's just as many who you'd best avoid). Unfortunately, my time there was soured, not to any fault of my landlord (Joseph Bogart), but through fault of the association heads hiring the most incompetent people of all time to replace the roof.
