Brumby Lofts Apartments

Update: We now moved out as of Jan 2026. After on going issues, management allowed us to break our lease with no penalties. We lived here for years, love this area and the overall feel and vibes but the problems never stopped. A roof leak that started in February 2025 still hasn’t been properly fixed to date. This is after multiple work orders, photos, and videos showing water running down the wall. Maintenance has come several times with a moisture meter, says they “can’t find the source,” and then closes the request but the leak keeps coming back and has already damaged our belongings. Management told us to go through renters insurance tor reimbursement for our stuff but renters insurance won't cover issues that are not an accident. I’ve lived at the Brumby for 3 years, just recently moved out. My experience has been fair. The management can be difficult to get ahold of and we had constant issues with our HVAC. The lofts are nice but the walls between apartments are thin and you hear everything.....everything. The community is great! Lots of friends and there is always someone grilling our hanging out by the pool. Parking was fine my first two years but recently there seemed to be a lot more cars. The parking spots are very narrow as well. The location is fantastic, literally 5 min walk from Marietta Square and Kennestone Hospital. It is right next to the CSX train line- A train runs through every hour and since you’re near the square, it has to blow its horn. Ultimately I found a comparable apartment, with Google

My review is about the maintenance team- Cynthia and Jordan are the BEST! We’ve had a series of problems with our air conditioning, water heater, etc, and both of them have been attentive, helpful, and caring. We appreciate both of you!

Brumby Lofts is walking distance(15-20 mins) to Marietta Square, which for me is a huge plus since I am not able to drive. Community is well maintained, and there are police officers that live and provide security as courtesy officers onsite. Maintenance are very responsive to any issues you may have. I have lived here for 5+ years and hope to continue to live here for as long as I can afford it. There are 2 things potential residents should be aware of however: One, this is not a cheap place. You will pay high rent for the convenience of everything I listed above. Two, trains travel by the complex at all hours of the day every 30-45 minutes. So if you don't care for the sound of train horns once or twice an hour, take that into consideration. Otherwise, I would recommend this co
