Brookland Trace Apartments

Do not rent, the good reviews are lying. When I first moved in there was paint on the floor from them doing the walls in the interior. Could never get it up. They claimed that they “cleaned” it but there was an actual hair tie around the shower. There are roaches and mice. All for $800 a month. I wasn’t even sure if we were suppose to get the appliances the reviews they had but we didn’t. Like deadass I had this apartment professionally cleaned and it still felt disgusting. The toilet backs up and I get flashed someone else’s shitty water. I rather live in my car than an apartment like that again. It’s also the fact that I moved out and I can not get an answer from them to tell them I did so.

I just want to start this review by saying that I don’t like to leave bad reviews but this has got to be the absolute WORST place to rent. Don’t waste your money this place is worth 50 a month if that. We had to beg for basic things; our dishwasher stopped up and thankfully my husband is pretty handy and was able to fix it otherwise we would’ve been waiting for weeks. We called because our shower was messed up they came in while we were at work (didn’t tell us) and cute a hole in the shower where the faucet and knobes are. They came to do the fire extinguisher inspection and for some reason didn’t have a key to our apartment and were going to DRILL the lock, thankfully we had a ring camera and I was able to stop them and get my husband to go unlock the door. Cheaply renovated, paper thin walls, and terrible plumbing that backs up ALL the time. The real Management is a private hedge company in NC, so they are unable to help rectify any problems. Manager on site is a different person every month( constant turnover), so that makes it hard for them to be useful. I unfortunately can not recommend this place. Even though it’s cheap… Still it’s not worth the headache, you’re better off trying anywhere else.

Unit was in terrible condition during move-in, had to beg for basic stuff like weatherstripping on the doors and functional appliances. Near-constant water and power outages that would be hours at a time with little to no notice, persistent cockroaches, water from the tub was and continues to be brown from rust presumably, doors do not close properly, and the cost is insane for the condition of building you're actually living in - you can live in much better places in Hattiesburg for the same or cheaper. The management company will ignore you unless you send three or more messages about an issue and then will take weeks to resolve it

GERMAN ROACH INFESTATION!!!!! On my move in day I saw a few dead GERMAN ROACHS on the floor. So i took precautions and sprayed the unit down with 5 full cans of raid, seems excessive I know. 5 Minuets later literally HUNDREDS of roach's came from out of everywhere. Under the fridge, the base boards, bathroom sink. These apartments are not in livable condition. save your money and go somewhere else. (The black squares on the floor are roach traps, as well as the string near them, didn't really get to see if they worked)
