Broad River Trace

I lived here for 6 years and have nothing but lovely things to say. The area is safe and quiet. The front office ladies Kristie and Lynn are humans that truly care about their tenenants and go above and beyond for them. The maintenence is FAST. If my apartment hadnt burned down (no fault of the complex) I could of stayed there forever. Will miss living here so much.

I just turned in my keys at the end of my lease term, and it’s such a bittersweet moment for both my daughter and me. From day one, the staff has been amazing! Every question, comment, or concern was handled professionally and promptly. The community was always well-kept, maintenance requests were addressed quickly, and we always felt safe and at home here. Thank you to the entire team for making our time here so enjoyable. We truly appreciate the excellent service and care we received and would happily recommend this community to anyone looking for a welcoming place to live.

By far the absolute WORST place to live. If you want to constantly deal with leaks in your apartment, everything being outdated when they claim it’s “new amenities”, and have people break into your car then definitely move here! It has been nothing but awful since I have moved in. I have called time and time again for things to be fixed in my apartment and they are never fixed even when i’m told they will be. As of the apartment itself, it’s nasty, the people who work on the apartments don’t even know what they are doing. The outside is nasty and hasn’t been cleaned in what looks like ages. You pay a ridiculous price to live in a crappy place. Also they claim that you have to “request” for them to spray in your apartment but even after requesting they have only ever came once to spray for

I recommend Broad River Trace. It isn't the nicest place, but it has in-unit laundry, is affordable, and I feel pretty safe here. I wish this place had a gate that secures the community, but it's tucked away enough off the main road that it feels fine. The location is really excellent too, as it is 10-15 minutes away from most places in Columbia. It is very accessible to downtown/the main USC campus, multiple Riverwalk entrances, and the zoo. Neighbors are respectful and kind. The landscaping is lovely. The gym is usually not busy. The bedrooms and walk-in closets are very spacious. Management is responsive.

I had a good experience in Broad river trace. The location itself is almost central to many facilities around Columbia city. They have good service like Business center, swimming pool, gym and walk ways. The apartments are to the good standard.
