Recently, my bathroom’s glass shower enclosure spontaneously exploded while I was in the bathroom while trying to close the shower door. The force of the blast sent shards across the bathroom into my living space, causing lacerations to my hand and foot. It is luck and luck alone that I was not more seriously injured or blinded (since my hand was protecting my face and neck and head was turned away). While BH Properties provided a small check for initial inability to use my bathroom, their response to this Life Safety Hazard has been a textbook example of Gross Negligence and a Breach of the Implied Warranty of Habitability. Living in this building was one of the worst experiences my family has ever gone through. For years, I reported flooding, rainwater pouring into our unit, and constant AC leaks—backed by countless emails, videos, and photos. In my opinion, management ignored nearly everything. Nothing was fixed correctly, and the repeated water damage ultimately led to toxic black mold throughout our home, making my entire family sick. We are still undergoing medical treatment because of what we went through here. Instead of taking the situation seriously, management sent people who, as far as I could tell, were not even certified mold inspectors. I have lived at 10717 Wilshire Blvd for more than 15 years and have always paid my rent on time, including throughout the COVID period. Despite my long-term residency and consistent reliability, I recently found an unexplained balance on my account with no communication from management regarding what it represents. Attempts to obtain clarification have been met with unresponsiveness and a lack of professionalism. As a long-standing tenant, I expect transparency, accuracy in billing, and respectful communication — none of which I have received in this situation. Over-priced outdated relics of “buildings” made of sticks and glue. Management has zero regard for tenants, constant year round construction “work”, aka slapping band-aids on 60 year old huts. You’ll hear every step your upstairs neighbor takes, you awake the every thud and listen the your neighbors monsoon of ancient plumping whe they take a bath. you’ll hear the tvs next door. You’ll smell the stench of mystery meats from non locals .the laundry vents from the neighboring building will blow right into your balcony. You can never leave windows or doors open. You’ll want to run away screaming with full comprehension of why everyone else leaves California, symbolized in the scale-downed version of exactly what this company does with its buildings and tenants. Go anywhere else.

Do NOT even attempt to live here. Corrupt from day one. Will sell you a bed bug ridden apartment, then even with 30 days notice and an excellently kept apartment will STEAL your deposit, saying it’s used for repairs and cleaning.
