Rating: ★☆☆☆☆ I’m deeply concerned about the living conditions at this property. I personally visited a unit with extreme sanitation issues, including a large number of cats, strong odor from animal waste, and a serious roach infestation. The conditions appeared unsafe and unhealthy for the resident and potentially neighboring units. I attempted to help the resident clean, but the situation was beyond what could be addressed without professional intervention. I believe property management and local authorities need to take this seriously for the health and safety of everyone in the building. Therefore, due to the severity of the conditions, I am notifying the appropriate authorities, including Orange County Animal Services (for the cats / possible animal hoarding), Florida Department of H
The manager Brenda at the Beverly at Lakeside gave me a great tour of the property. Not only was she willing to work with me to assist me in my unique situation, she was also very funny, personable, and memorable. It’s reassuring to know that she’s the property manager because I throughly enjoy her lively personality.
This is a fair warning to all current renters and potential new renters that are looking into this complex, do not, in any circumstance or situation you are in, sign (or resign) a lease here. I have lived here for the last 3 years and this last year has been nothing short of a nightmare. To start off, me and my roommate had a 3 month out of state work assignment and came back to half of our apartment patio was completely burnt. We were not informed by anyone from the office on what happened and later learned from our surrounding neighbors that the downstairs neighbors below us were selling drugs which lead to someone committing arson to that apartment below us and the fire caught up to our floor. Been here since 2018 and seen at least 6 management companies in here since then, Brenda, the current 2025 manager, has so far proven to be the best in terms of really trying to make the community safe and overall better. I gave the complex 3 stars because it really needs to be demolished and rebuilt, it's old, infested and not structurally safe for human habitation. However I have seen the progress Brenda has been making and there's hope. Like installing LED floodlights, hiring actual patrolling security and having my water leak addressed within 24 hours, whereas prior managers made me wait weeks with no progress. I really hope the management company allows her to get the changes done that can make people want to live here again and draw new people here instead of scaring them away. That
A/C hasn’t worked for about a year. Now this gate thing, I was told I have to pay in the app but it doesn’t give you an option to do so plus paying on the it’s a convenience fee of $35 I think to pay on the app no ma’am. My A/C don’t work, Pest control don’t come hasn’t came since I moved in, and you can’t get mail out here I have a P.O. Box but still paying full rent. They only contact you when you hold your rent. How can you have a good attitude when they treat you like you don’t matter like you’re not paying your rent. These folks crazy. Still have to turn my hot water off on the hot water heater if not my light bill will be $300 again for a 1b1b….. do better please
