The apartments are superficially nice and marketed as upscale but use cheap, tacky materials that break within months of move-in. The hallway and lobby areas are dirty, run-down, and in dire need of a paint job. Use that as a clue for what your apartment will become. Once you've signed that lease, they no longer care about you and won't fix anything. It takes months to get a maintenance appointment, which they won't actually show up for. The don't answer the phones and don't give out contact information. But, they might just show up at your apartment unannounced and enter without permission for non-emergency "inspections." This place is why we have to have housing laws

If you’re considering moving into a Beam Living property with a dog, you need to know what you’re actually signing up for — because the reality does not match the advertising. Beam markets its communities as pet-friendly, but the leases explicitly state dogs are prohibited unless management approves otherwise. There are strict size and breed restrictions, hefty monthly pet fees, and many residents clearly dislike dogs and have been known to report fellow tenants for minor infractions. At Parker Towers, the one real dog amenity — a turf dog run — was closed and locked for over seven months with no explanation. The temporary alternative was a rat-infested, garbage-strewn, mushroom-growing mulch pit that was also locked at night, meaning the once-24-hour relief area no longer exists. The s

Throughout my time living New York, I had the pleasure of renting apartments in a few properties managed by Beam Living and always had a wonderful experience. Responsiveness is the most important thing to me as a tenant, and I always received a prompt response from the staff every time I needed one. Having lived in many apartments throughout my life I fully understand what poor management looks like, and I’m happy that I never had that experience when living in any of their properties. Highly recommend to anyone currently living or considering a move to New York!

After 1 year of reporting the same unit for noise complaints, we still have a unit running an illegal Pet sitting business in their unit with dogs barking non stop day and night while dogs are left unattended on premises and prevent the quiet enjoyment of the neighbourhood. They also play music at night. When calling public safety nothing happens. Update: I have been calling for this issue for 7 months and they ask me “how do you know the dog is in distress?”. Now, instead of treating people like idiots, do your job!

If I could give zero stars, I would. Beam has been nothing short of an ongoing nightmare wrapped in false promises and relentless frustration. What should be a seamless, high-standard living experience given the premium price tag has instead devolved into an infuriating exercise in patience-testing and disappointment. Reaching the management team is akin to calling into the void. Emails go unanswered for weeks, and phone calls are met with vague reassurances that lead to nothing. When you finally receive a response, it's either dismissive or riddled with excuses. They only time you will get a friendly prompt call back is when you want to see a more expensive unit.
