Fix my BILT issue and return my deposit ASAP. I’m writing this review because I moved out on 11/30/25 and I just got an email from the property manager, Jason, asking me when I’m going to return my keys after he told me to leave them in the home on move out. Today is 12/3/25. I was reaching out to him to see why I’m being charged for December’s rent after I moved out (with notice that he confirmed he received) and my lease was over. I’ve had several issues with the place including my apartment flooding due to their negligence and which I was told they wouldn’t be paying for all my damaged items. If you move here, be prepared for constant internet issues (the only internet available is Astound), stolen packages, and horrible management. They even messed up my billing when I first moved in.
I can attest to the recent reviews before mine as I just recently moved out as well. This property was pretty decent when I moved in 2+ years ago, but things have deteriorated. It’s mainly due to the maintenance (or lack of) problem with this property. The laundry room (specifically in B Building) is grotesque, with barely functioning machines. The garbage areas overflow so much, that it’s created pest issues. There are consistent plumbing issues (again, B Building) to which water is shut off for hours at a time. The gates/building doors are always broken and/or malfunctioning, which creates a safety issue by allowing anyone with the ability to access the property/buildings. DO NOT MOVE HERE THIS PLACE IS A SCAM. Avenue 5 is a horrible horrible company and ran this proerty into the ground. We lived in the back building, the units are full of mold. The dumpsters are always overflowing, stinking and full of HUGE ANGRY rats. I literally had a rat chase me back inside after taking out the trash. The parking lots are constantly full of trash and vermin. I really could list the reasons why this place sucks all day. Take a look at other reviews to see the kind of "services" they scam you with. The water got shut off constantly. When the cleaners we hired for our move out came the water had been shut off with no warning so the cleaners could not complete their job. Despite this NOT being our fault, Ave 5 charged us a full cleaning fee and did not return our deposit.

I cannot recommend enough researching the management company (Avenue5 Residential) and BBB before renting. Here is my story and I am not the only case. The apartment actually isn't bad for the price. But my review is about management. I lived a 1 bedroom for less than a year and was told that the carpet was replaced before I moved in. I moved out and was slapped with a carpet replacement charge for a supposedly less than a year old carpet. They said there was terrible pet odor/stains/damage and the carpet cleaners said they needed to replace the carpet. I asked for proof and these are the photos they sent me. I lived in units with much worse carpets.
