Awful experience. Roaches all through the house, which we did not have before moving in. While signing the lease, we asked about the roach bait and landlord told us the last tenant was just paranoid. Which was not the case, we paid for an exterminator multiple times. Mold growing through out the house after a roof leak. They came to “fix” it which they just painted over it. We had found more mold in the hot water tank and the initial problem started coming back through the paint, Could never get a text back from the landlord after texting multiple times. Had a fire in our kids room. Fire marshal said it was because none of the outlets were replaced when the house was flooded back in 2019. Their reviews definitely show what type of rental company they are. Terrible. I wouldn’t feel comforta

The whole process of leasing through this company was great. They helped answer all questions I had during my lease, both move in an move out was smooth. Never saw any roaches when I moved in and never had any while I lived there. Had a few minor maintenance issues and it was always handled in the same week I reported. Would definitely rent through them again if I ever rent again!

Very bad experience running from these people for two years straight never missed a payment. Nothing they’re very bad at communication and when we moved out, we had videos and pictures of our place. We cleaned it up. Good sweat mopped bleached everything I mean it was fantastic. The place has no carpet. We paid $300 pet deposit and she tried to say that the place smelled like cat piss but there’s no carpet so white soaked up to smell.? Just trying to get money and not pay the deposit I wouldn’t rent from these people very shady. Trying to charge $700 for cleaning services when the place was spotless. We are posting as an owner who had Bailey Properties manage four properties for us. We continually had communication issues with Bailey Properties/Kiva Brooks. One of our properties had been vacant for about five months. When we visited that property in March it was obvious that Bailey had done none to minimal work on the property and it was in no condition to be rented. We served a 30-day termination notice on the property management agreement with Bailey on March 13. To our surprise the property was leased for a year on March 26. When the new property manager assumed management and inspected the property it was obvious that the property should not have been leased.
