Avinity

Living here has largely been a joy: good neighbors and easy access to schools and shopping. The development of Avinity, though, leaves something to be desired, as anyone purchasing a home for $350k+ is being adversely affected by the new-builds that are starting in the lower $300s. Until the community has control of it's HOA, v. having the property management company, some of the smaller things will have to wait to be addressed.

You'd have to be insane to buy in Avinity. The neighborhood is so cramped and crowded, there is literally no parking anywhere so forget ever having a guest, and the neighborhood is actually policed by its HOA officers who report their neighbors to the police regularly. This is such an inhospitable, crowded, unattractive neighborhood. I cannot imagine why anyone would buy or even rent in this area. There are so many pleasant neighborhoods in Charlottesville to live in. This is not one of them.

Avinity is a great place to live. The neighbors are friendly and the location is amazing. It is walkable to a grocery store, gas station, two restaurants, not to mention the retail and education institutions just down the road. It is also just minutes from 5th Street Station and access to the highway, as well as Belmont and Downtown Mall shopping and dining. But besides location, the community is fun, it communicates on Facebook and in person. We have food trucks visit for shared meals and people wave as we drive and walk past one another. The homes are new and continue to be built, but it feels like a great place for anyone looking for a place to feel settled, whether you are a college student, working professional, family with kids, or moving towards retirement. What's not to love about

Fun neighborhood! Great neighbors, food trucks, views, convenient to downtown, uva health, campus I-64 and many popular tourist destinations, as well as grocery stores and restaurants. Love seeing all the pups out on walks. Feels safe. Community atmosphere.

As a Realtor who lives in the neighborhood and has helped many buy and sell in here, it's the best neighborhood in Charlottesville/Albemarle County. Besides a great location, beautiful view, and well built houses the best part is the community of people. A neighborhood where neighbors know each other and are happy to help out.
