All of the 1 and 2 star reviews are 100% true. Management is useless. High crime area that will get worse with the Section 8 apartments being built nearby. It's a free-for-all....residents set fireworks off throughout the year, including inside apartments, on the tennis court and do pretty much what they want without repercussions. You will hear gunshots in the area 1-3 times a month. Residents violate the noise ordinance all the time and nothing is done about it. People, including non-residents, have loud, obnoxious parties any given night of the week and trash the pool so bad it has to be closed for cleaning or repair. This place was great when I moved in 2 1/2 years ago. It slowly got worse as the months went by. I moved from a 1 bedroom to a 2 bedroom. Everything seemed great. I was on the first floor and the neighbors above me were awful. Nasty and rude people from California.They don’t make apartments like they used to. You can hear a pen drop and there is no subfloor so you hear everything! The noise level was ridiculous! I planned on renewing my lease but received a notice of Non-Renewal and they could not tell me why. What the hell???? The maintenance was great but the management was awful. Don’t rent here. The price may be good but it’s a terrible, miserable place to live! So glad I’m out of there.
UPDATE: I have since then moved out, and I spoke with the maintenance supervisor and asked him what I needed to do for my apartment to minimize any charges, and he told me I only needed to remove my anchors from the walls and patch them with the wall putty and then just do a clean, so I removed every single anchor, and I patched every single one up with the wall putty. I cleaned every single thing in my house, baseboards floors I even steam clean the carpet three times to make sure there was nothing there not a single stain was on that carpet and I still got charged for two separate cleaning carpet fees, as well as anchor removal and patch repair even though I did both of those things Avery Oaks is a complete scam and will just take your money. the apartments were great, brand new, amenities were perfect, location was convenient but man does the leasing office staff suck. They don’t reply to emails or calls. They won’t work with anything you communicate with them. Mike is just blatantly rude. i would’ve stayed longer if the leasing staff would have actually welcomed it, mind you i paid everything on time and never had any complaints during my stay. Additionally, i got referred by someone and they were promised 500$ and never received any type of incentive. Overall great apartments but lousy leasing staff, there are way better options that actually WANT you to live at their locations. i would not recommend this complex to anyone.
Update 9/18: Residents received an issue stating that the pool has black algae and is closed. So when the manager was telling me months ago that the pool was clean, he clearly was incorrect. The pool has not been up to standard in over a month. For a couple weeks the pool was completely green, bugs floating, sand and algae everywhere. I emailed multiple times with no response until yesterday. I wrote a google review and that’s when the property manager, Mike Castro, decided to reach out. I went in person to discuss the issue. He was completely disrespectful, kept working while I was talking and did not care what I was saying. They have not been taking proper care of the pool.
