Avalon at James Island

We recently completed a commercial maintenance project at The Avalon on James Island, and working with their team was outstanding. Cortney and Lynn were extremely organized, responsive, and professional throughout the entire process. Communication was clear, scheduling was easy, and they made sure everything we needed was in place so the job could run smoothly. It’s clear they take pride in keeping the community well-managed and in great condition. Excellent team, great property, and a pleasure to work with from start to finish. Highly recommend The Avalon and their staff!

I’m giving this property two stars solely because the office staff are polite and professional. Unfortunately, that’s where the positives end. This September will mark six years living here. Rent increases every year, which I understand and expect. What’s frustrating is that nothing improves in return. Maintenance is consistently subpar. Trash is left on the property for weeks at a time, including beer cans that sit untouched in the same spot. There is no routine cleanup or anyone regularly walking the grounds. The dog waste stations are a perfect example of the lack of care. When maintenance couldn’t locate the keys, they ripped the tops off instead of fixing them properly. Now the bags tear easily and are barely usable. Dog waste is scattered throughout the property with no enforcement

The Avalon staff and management were very communicative, responsive, and professional. My company, Homesmiles, worked on various projects on site and we couldn’t have been treated better. Also, the units are very nice, spacious, and the community itself has some great amenities.

I would not recommend Avalon at James Island to anyone. The grounds were constantly neglected. The entry gate was broken more often than it worked, leaving residents without any real security. The pool pump exploded not once but twice in the 10 months I lived there — and the flooding from one of those incidents ruined my apartment. Maintenance issues were never handled properly, and management was completely unorganized. Instead of resolving problems in a timely manner, they let them drag on and left residents to deal with the consequences. For the price you pay here, you should expect safe, well-maintained amenities and responsive management. Unfortunately, you’ll get the opposite.

Courtney convinced me to lease here she was very professional and knowledgeable on the property and area. The apartments are beautiful and you cannot beat this location. Looking forward to my new home!
