As a Board president of an HOA in Gwinnett County for almost 20yrs. I have worked with other management companies that has not been a pleasant experience. Our HOA of 297 homes hired ACS in December of 2024. The Board met with them so that we could be clear on expectations and everything was laid out very clear. ACS has fulfilled all of our expectations. We have had Kathyrn Collins as our manager since that time and she has been great. She is extremely prompt with her responses to questions and/or problems. She is extremely supportive of the Board and keeps the Board abreast of any issue that may arise. Kathryn has been incredibly helpful whenever I have questions, and she always takes a moment to ask how I’m doing before addressing anything I bring to her. From day one of ACS taking over, she has guided me through the website and made sure I understood everything I needed to know. I truly appreciate her, and I feel she does an excellent job because she communicates with respect and patience every single time. I also believe she has a natural ability to make people feel comfortable, which is something I value and recognize in myself as well. I think everyone—including the Board—is doing a great job. The community won’t always agree on everything, but as the world changes, so does the community.

As a homeowner, I have worked with Kathryn Collins to resolve a number of concerns including but not limited to billing, home repair referrals, specialty projects, interpretation of covenants and more. With each encounter I found her to be knowledgeable, helpful and willing to provide necessary guidance to bring concerns to full resolution. For example, I was in need of a landscaper to address common areas at a reasonable price. Kathryn was able to refer me to service providers who were not only reasonably priced but were able to include additional services inclusive of pricing to my satisfaction.
