For nine years, I have lived in one of the neighborhoods that uses Association Specialists as its property manager. And for nine years, there have been problems with their service. The company has failed to address homeowners' concerns, wastes HOA money with pointless mailings and landscape plantings that don't survive a single season, and arbitrarily enforces certain HOA rules while ignoring others. Calls for maintenance, even ones that pose serious safety/liability issues, are not dealt with promptly. Scheduled work--such as house painting in 2015--is often delayed by months. As a result, the overall look of our the neighborhood has suffered in the years that I have lived here. River Run is a large condiminium development that is really more like an apartment complex. No onsite management office or maintenance on the premises. Many of the units here are rental property, which attracts undesireable activity such as loud partying on the weekends, cars being worked on in the parking lots, cats and dogs, and too many slamming doors any time of the day. There are no established rules of conduct, especially no quiet hours. Do NOT rent or buy property here without first looking over the entire complex. Some neighborhoods are better than others. Lack of sidewalks and stop signs, as well as missing privacy fences where they should be are safety concerns. Convenient location, but sooner or later this place will go down in value.
