Arise Riverside Apartments

Arise was my home for more than two years, and I had a great experience living there. The amenities are excellent, especially the gym, pool and social areas. The location is also very convenient, with easy access to downtown, the airport, and GFTX (Tesla). I truly appreciate the support and professionalism of Dario, Shanna and the maintenance team over the past months.

amenities not to expectations. gym equipment always broken/stinks and never clean. cooking grills never working/clean. the community tvs never working. community amenities (aka corn hole/fire pit) not available because “the bags were stolen”. the gates to access certain areas broken or not working. visitor parking is outrageous! the dog park is never attended to either.

I had an amazing experience thanks to Briana from the leasing office. She was incredibly patient, took the time to explain everything in detail, and showed me several units to make sure I felt confident with my decision. Her positive attitude and kindness truly made the apartment search process much easier and more enjoyable. I really appreciate her help and highly recommend working with her!

Unfortunately, Google forces me to give them 1 star. If it were up to me, I would give them 0 stars. I moved in at the end of December (27th) and received my first electric bill. Nothing out of the ordinary, except for a electric service fee ($50). I figured this was fair, as it was probably the connection fee per the contract verbiage. It is now 12 days later and I have received my second electric bill (this one for the full month of January), but again I was charged a $50 electric service fee on top! This was never disclosed to be a monthly fee in the contract and feels very unethical. Had I known the building was going to make up random fees to improve margin, I would've given someone else my business. This place is not as secure as I hoped it would be. My car was stolen from the lot one night. I had to wait until the office opened back up from the freeze to ask for camera footage. The woman I spoke to seemed cooperative but after they said they would look into it, I have not heard anything from them. Auto theft is a serious offense and these people don't seem to care that it happened in their property. There's a gated fence all around the complex but anyone could easily jump over them. Along with the entrance gate being out of order often. This entire area is surrounded by homeless people and randos walking in the back trail. I'd be cautious about leasing here if you have an easy compromisable car.
